Waltham Cross is a town on the southern borders of Hertfordshire County, around 12 miles from Central London. Landmarks here include the Eleanor Cross in the centre of the town, the Four Swannes sign over the high street and the nearby Lee Valley White Water Centre, a venue for canoeing/kayaking during the 2012 Olympics and now open to the more intrepid public.

The M25 runs to the south of Waltham Cross and the A10, connecting London and Kings Lynn via Cambridge, lies slightly to its west. There are two railway stations; Waltham Cross and Theobalds Grove. Both are on the lines connecting London Liverpool Street with Enfield, Ware, Hertford East and Bishops Stortford.

Hertfordshire has 3 motorways running through it - the M1, the M25 and the A1(M). It is particularly associated with new towns as it contains 5 in total: Stevenage, Welwyn Garden City, Hemel Hempstead, Hatfield and Letchworth. There are two airports just outside Hertfordshire's borders; Luton and Stansted. It also has a university, the University of Hertfordshire, which is in Hatfield. There are a number of independent schools in the area, including, for example, Haileybury (Turnford), St George's Harpenden, Haberdasher's Aske's (Elstree) and Berkhamsted.
For random facts; St Alban, who gave his name to the city in the county, was the earliest British saint - he was reputed to have been beheaded where the cathedral now stands; also Sele Mill near Hertford was the site of the first paper mill in Britain, established about 1488.

How long does completion take after funds are released?
Generally speaking once the seller has received the balance of the selling price from the buyer on the day of completion, they will release the keys straight away so the buyer can move into the vacated home.
The speed of the modern banking system means that once the purchaser's solicitor has released the funds, they are more or less instantaneously transferred to the seller's solicitor's account, however the contract states that the seller has until 1pm (sometimes 2pm) to complete and release the keys to you.
If you're a first time buyer, you can normally expect to collect your keys anywhere from 9.30am to 11.30am as you are the first in the chain.
