Top tips for a Cowley Home Buyers Survey

Cowley is a village joined to Uxbridge town in West London on the outskirts of London in the Borough of Hillingdon. Its St Laurence Church dates back at least as far as Norman times. It remained almost entirely rural until after World War 1.

During the 1930s there was a good deal of building, partly by Uxbridge council, which continued until at least 1965.

Two conservation areas are in the village: Cowley Church (St. Laurence), designated in 1988 and Cowley Lock, designated in 1975, which includes all of Old Mill Lane, Cowley Lake, Little Britain and Cowley bridges.

In the High Street, Old Vine Cottage, The Crown, and Maygood's Farm date from before 1700, and there are several detached 18th-century houses there, some of which may incorporate earlier work. At Cowley Peachey are two timber-framed houses: the Old Cottage probably dates from the 15th or early 16th century and is a three-bay house of which the central bay was originally an open hall. Youi can find 1970s detached houses in Moorfield Road and more recent semi-detached houses in Ferndale Crescent.

You can find plenty of early 20th century houses around Rockingham Road and Cowley Mill Road as well as later developments from the 1930s onwards. These are predominantly semi-detached houses.

New build developments include Union Park, which has a variety of different styles of home on the banks of the Grand Union Canal around Packet Boat Lane.

Properties in Cowley which are built in close proximity to the River Pinn, the Fray's River and the River Colne, such as in streets like Amberley Way and a section of Hillingdon Road, are in an area where flood warnings and alerts are issued from time to time.

If you are concerned that a property you are looking to buy is in a flood risk area, you should consider getting a flood risk report (click for more details).
According to the UK Government's Public Health England, some parts of Cowley, including streets such as Enfield Close and Elthorne Road, are in a raised radon area, with properties built there having a higher probability than average of experiencing ground Radon emissions.

The raised Radon area has a maximum radon potential of 1-3% (the percentage is the chance of a property being built where Radon emissions might measure above the action level).

If you are concerned that a property you are buying is in an area of raised Radon, please click to visit Public Health England's UK Radon Map. Click also to find out more about Radon, Radon property searches and much more.
Solar energy is one of several alternative energy sources; however, the location of a solar farm can be contentious due to its visual impact on the surrounding area.

A recent Environmental Search has shown that a property in Oxford Road, Cowley, Oxford, OX4 2ER, is within 2km of existing or proposed solar farms.

London.pngGreater London is an area which contains London, the capital of the United Kingdom (which itself centres on the Cities of London and Westminster) and a number of surrounding boroughs which are administered as London boroughs and which are the overall executive responsibility of the Mayor of London. It contains a large number of constituencies, each represented by an MP and it should be noted that these are not the same as nor even always continguous with the borders of the boroughs.

Many parts of Greater London were originally administered by the counties which surround London and these counties are often called the home counties. Enfield, for example, used to be classed as being part of Middlesex, but is now near the northern border of Greater London. Greater London's borders often coincide with a zone of 'green belt': areas where it has been decided that open spaces, parks, forests and wildlife reserves should act as a buffer against urban sprawl. London has numerous landmarks, anything from Big Ben and the Houses of Parliament to Karl Marx's grave in Highgate Cemetery.

Greater London contains more than 9 million inhabitants, a number growing daily, and as this is approximately 1/7 of the population of the UK, it can be seen that Greater Londoners have a large influence on the rest of the country politically and this is enhanced by the concentration of skilled workers gravitating towards the capital.

Home Buyers Survey - What does it cover?

Our RICS Surveyor, during a Home Buyers Survey, inspects both the inside and the outside of your property and searches in particular for subsidence, damp, infestations and any cracks or other damage to the property.

The procedure is non-intrusive. It is highly recommended that you get one, whether a Building Survey (which used to be known as a Full Structural Survey) or a HomeBuyers Report, if you are thinking of buying a property in Cowley.

NB If you're a first time buyer, you might wish to click on What is a House Survey to find out more, including what happens during the inspection.

Should any issues be flagged up in the HomeBuyers Survey, our surveyor will tell you what you need to do to get more in-depth advice on the extent and seriousness of the issue affecting your property in Cowley and what needs to be done to remedy it.

If you are worried about a crack or cracks or indeed any other defects that you think your property has, we strongly recommend you get a Home Buyers Survey as the cost of remedying the problem might snowball into many thousands of pounds further down the line.

Is a Mortgage valuation a defect survey?

People have been known to confuse a mortgage valuation with a HomeBuyers Survey. This confusion can prove costly and end up in a home buyer having to fork out for expensive repair costs which should have been shared with the vendor with this reflected in a reduction in the original sale price. If you're buying a property in Cowley with a mortgage, your lender conducts its own mortgage valuation to calculate the value of the property and this is in no sense a report on structural defects.

A HomeBuyers Survey notes defects as well as including a full valuation of a property independently of the mortgage lender or anyone else. The information in it can be used to get quotes for the cost of fixing any issues and presents evidence for bargaining with the seller about sharing repair costs, if appropriate.
