Top tips for a East Grinstead Home Buyers Survey

East Grinstead is a town in West Sussex and has properties ranging from medieval houses, to Georgian, Victorian and Edwardian houses and cottages, to more modern flats and houses.

Coombe Hill Road and West Lane has 1930s and more modern houses and Portland Road has Victorian houses. Dornans Park is an estate of 1920s and 1930s houses, many of which are being knocked down and rebuilt. There is also a fair stock of 1960s and 1970s houses of various types.

New build developments include Millbrook Place in Dunnings Road and Bluebell Gate in Holtye Road, where there are 3 and 4-bedroom houses and out of 32, 10 being sold as 'affordable' properties.

Properties in the southern part of East Grinstead which are built in close proximity to some of the feeders and tributaries of the River Medway, including in streets such as Lister Avenue and Hanwoods Lane, are in an area which is subject to flood alerts from time to time.

If you are concerned that a property you are looking to buy is in a flood risk area, you should consider getting a flood risk report (click for more details).
Areas which have been designated as having environmental or historical importance may have constraints on property or land developments or alterations.

A recent Environmental Search stated that a property on West Hill, East Grinstead, West Sussex, RH19 4EP, is within 250m of an area likely to be impacted by Environmental Constraints.
Raised levels of noise pollution from roads in the East Grinstead area mainly centre around the main road – A22, London Road, impacting roads and streets such as Dorset Gardens and Halsford Park Road.

West SussexWest Sussex along with East Sussex used to make up the larger ceremonial county of Sussex. Land in West Sussex is varied and is part coastal, part downland and part wealden. The only city in the county is Chichester, which is also the county town but there are major towns including Crawley, Horsham, Midhurst, Worthing, Arundel, Bognor Regis and Shoreham-by-Sea among others.

Among the many excellent places to visit in West Sussex are Arundel Castle (classic, fairtytale-like castle built during the reign of William the Conqueror), the Vandalian Tower and Wings Museum. Counties adjacent to West Sussex include Surrey, Hampshire, East Sussex and Brighton and Hove.

What is included in a Building Survey?

The Royal institute of Chartered Surveyors provides guidance on what you can expect to have included in your survey report.

The main areas included in the inspection are assessments for signs of subsidence, testing for damp, a review of drains and a loft and roof space inspection.

Checks are also made to identify any signs of asbestos or infestation which may require further specialist checks.

Utilities are assessed and any recommendations made if any concerns about age and condition are identified.

Testing of equipment cannot be carried out as tests can only be carried out by qualified specialists such as plumbers or electricians based locally in East Grinstead.

The surveyor provides recommendations in the legal section of the report which should be passed to the legal adviser carrying out the conveyancing to ensure any necessary enquiries are raised with the vendor’s solicitor.
