Top tips for a Holloway Home Buyers Survey

Holloway has some excellent Victorian houses and plenty of purpose-built modern flats to cater for the student population there. Pemberton Gardens in particular has large Victorian houses.

Holloway Prison, having closed, is set to be redeveloped into possibly as much as 5,000 new homes of various sizes. There are many large 3 and 4-story Victorian houses and many social housing estates.

The Beaux Arts Building in Manor Gardens, built in the Beaux Arts architectural style, was converted into 162 flats two decades ago. Arsenal's old football stadium has been redeveloped into around 2,000 new homes with the stadium itself being given over to 650 modern flats.

Shared ownership resales in the area are often available from Newlon Housing Trust.

Raised levels of noise pollution from roads and railways in Holloway are most often observed in the Holloway Road area between Tollington Way and Holloway Road tube station and particularly between the junctions between Seven Sisters Road and Tollington Road (for road) and around Holloway tube station/Holloway Road (for rail – this is where the overland railway crosses the Holloway Road).
Raised levels of noise pollution from roads in the Holloway area mainly centre around the main road – A1, Holloway Road, impacting roads such as Biddestone Road and Warltes Road.
Checking the gas boiler is something a RICS surveyor can do by turning on the hot water and the heating, however they are not gas engineers so cannot test the boiler. You should always obtain the boiler installation certificate and the maintenance details from the seller during the conveyancing process.

If you need the gas checking, a local gas engineer in Holloway is I.C. Boilers, they are based in London and cover the whole area.

LondonGreater London is an area which contains London, the capital of the United Kingdom (which itself centres on the Cities of London and Westminster) and a number of surrounding boroughs which are administered as London boroughs and which are the overall executive responsibility of the Mayor of London. It contains a large number of constituencies, each represented by an MP and it should be noted that these are not the same as nor even always continguous with the borders of the boroughs.

Many parts of Greater London were originally administered by the counties which surround London and these counties are often called the home counties. Enfield, for example, used to be classed as being part of Middlesex, but is now near the northern border of Greater London. Greater London's borders often coincide with a zone of 'green belt': areas where it has been decided that open spaces, parks, forests and wildlife reserves should act as a buffer against urban sprawl. London has numerous landmarks, anything from Big Ben and the Houses of Parliament to Karl Marx's grave in Highgate Cemetery.

Greater London contains more than 9 million inhabitants, a number growing daily, and as this is approximately 1/7 of the population of the UK, it can be seen that Greater Londoners have a large influence on the rest of the country politically and this is enhanced by the concentration of skilled workers gravitating towards the capital.

Home Buyers Survey - What does it cover?

A RICS Home Buyers Survey non-intrusively inspects both the external and internal structure of a property for matters which include; damp, subsidence, infestations, cracks and damage.

The goal of the Home Buyers Survey, whether the Building Survey (which used to be known as a Full Structural Survey) or the HomeBuyers Report, is to provide reassurance when buying a home and this is the case if you are considering buying a property in Holloway.

NB If you're a first time buyer, you might wish to click on What is a House Survey to find out more, including what happens during the inspection.

The costs for making good or repairing some of these defects can run into thousands of pounds; however, If identified within a survey you can get quotes for fixing it and either share the costs with the seller, or, in worst case examples, choose not to proceed.

Does the surveyor climb onto the roof of the property?

The surveyor carries with them a ladder that allows them access to areas above head height. Due to Health and Safety, a RICS surveyor is not allowed to go higher than 3 meters.

The surveyor will use powerful binoculars to inspect the roof of a property to see signs of damage to the roof, tiles, chimney, soffets and fascias.

Flat roofs can be inspected from opening a window in the property and looking out to view the same.

If there is a need for a closer inspection of the roof, then scaffolding will be required to be obtained to allow safe access to the roof. It is very rare for this type of survey to be completed during the purchase of a property.
