The survey is non-intrusive. If you are thinking of buying a property in Ickenham, it is highly advisable to book one, whether a Building Survey (which used to be known as a Full Structural Survey) or a HomeBuyers Report,.

Home Buyer Survey tips for buying in Ickenham

Ickenham is on the north-western edges of Greater London and is centred on an old village and contains some buildings dating from the 14th, 15th and 16th centuries. St Giles' church dates back to 1335 and Swakeleys House was built in 1638.

The area still has a village feel and has, for example a village water pump 'The Pump', next to pond and near to The Coach & Horses pub, which was built in the 16th century.

There are large detached houses around The Drive, bungalows in Highfield Drive and Victorian detached and semi-detached properties around Swakeleys Drive.

The houses around Edinburgh Drive are generally semi-detached and terrace properties built from the 1930s to the 1950s.

Properties in Ickenham which have been built close to the River Pinn, in roads such as Swakeleys Drive and Thornhill Road, are subject to flood warnings and alerts from time to time.

If you are concerned that a property you are looking to buy is in a flood risk area, you should consider getting a flood risk report (click for more details).

Overhead lines and phone masts can be contentious and may have a visual impact on the surrounding area.

A recent Environmental Search stated that a property in Tanglewood Close, Uxbridge, Middlesex, UB10 0DT, was within 250m of overhead power lines or mobile phone masts.
asbestos-purple.png
A recent Environmental Search for a property in Tanglewood Close, Uxbridge, Middlesex, UB10 0DT, stated that the dwelling was within 50m of an area with potential for natural ground instability.

The British Geological Survey has assessed the area of search as having moderate potential for natural ground instability. This does not necessarily mean there is cause for concern in terms of the property's stability. Active subsidence will be dependent on local conditions, such as the proximity of trees or areas where trees have been removed, which require an inspection of the site to identify the nature of the ground on which the property is built. A house buyers survey is advised to look for signs of property damage that may indicate poor natural ground conditions.
London.pngMiddlesex is a county located in south east of England, however many parts of Middlesex are now commonly known as part of Greater London, with small sections in neighbouring counties.

Strictly speaking Middlesex as a concept is only kept in existence by many people continuing to name it as a county on postal addresses and other contributors such as Middlesex County Cricket Club, whose home ground is at Lord's in St John's Wood, just outside Central London. It is still loved despite it not having any form of administrative function etc.

People hearing about Middlesex assume it was/is a large county because of the amount of Greater London territory (West and North London and Westminster, with the Thames as its southern boundary) which lies within its borders. It is actually the second smallest county in the UK. Middlesex was established in the Anglo-Saxon system from the territory of the Middle Saxons. The largely low-lying county's soil is dominated by clay in its north and alluvium on gravel in its south.

Middlesex contains locations as diverse as Teddington (where the tidal Thames normally finishes), Enfield, Notting Hill, Ickenham, Ealing (where the famous film studios which produced so much early film comedy still exists), Hampstead and Southall.

Is a Mortgage valuation a defect survey?

Any number of people have been understandably confused between a mortgage valuation and a HomeBuyers Survey.

Your lender conducts its own valuation on the property in Ickenham you intend to buy to check that it is lending you the right sum of money in relation to the property's value. It is not intended to examine any defects the property may have.

When you book a HomeBuyers Survey from us, as well as receiving an independent valuation of the property you wish to buy, the primary focus is to establish whether the property has any defects which you should know about, for example rising damp or subsidence, which might, particularly as time passes, end up requiring even tens of thousands of pounds to put right.

This knowledge is naturally of great use to you, given how much you are intending to spend. You might, on the strength of the information, provided, negotiate with the seller to contribute towards the costs of repairing the defects or even pull out buying the property entirely.

Most importantly, any HomeBuyers Survey is squarely for your benefit and is independent of both your lender - if you are buying with a mortgage - and your vendor. Call 0207 112 5388 to get yours and to help your peace of mind.
