Top tips for a Ilford Home Buyers Survey

Ilford is a large suburban town in East London which saw accelerated growth when the railway arrived in 1839, which continued into the 20th century. It hosts the large Valentines mansion, which was originally built around 1696.

The area contains Victorian terraces, such as in Sprat Hall Road, Chadwick Road and Grange Road. There are many semi-detached properties built in the interwar period, such as in Caterham Avenue and many new developments, such as the modern flats and houses in Claybury View.

If you are concerned that a property you are looking to buy is in a flood risk area, you should consider getting a flood risk report (click for more details).
According to the UK Government's Public Health England, some parts of Ilford, including streets such as Truro Gardens and Wells Gardens, are in a raised radon area, with properties built there having a higher probability than average of experiencing ground Radon emissions.

The raised Radon area has a maximum radon potential of 1 – 3% (the percentage is the chance of a property being built where Radon emissions might measure above the action level).

Home Buyers Survey - What does it cover?

A RICS Home Buyers Survey identifies many different defects or potential risks that can be found within a property and is an essential part of any home buying process.

The survey, whether a Building Survey (which used to be known as a Full Structural Survey) or a HomeBuyers Report, is completed by a Royal Institution of Chartered Surveyors (RICS) registered surveyor so they are fully trained to provide you with the detail you need to buy your home.

NB If you're a first time buyer, you might wish to click on What is a House Survey to find out more, including what happens during the inspection.

Should any issues be flagged up in the Home Buyers Survey, our surveyor will tell you what you need to do to get more in-depth advice on the extent and seriousness of the issue and what needs to be done to remedy it.

If you are worried about a crack or cracks or indeed any other defects that you think your property in Ilford has, we strongly recommend you get a Home Buyers Survey as the cost of remedying the problem might snowball into many thousands of pounds further down the line. As an example of the costs, underpinning a property due to subsidence can be upwards of £10,000.

You can find a local RICS surveyor by using the search at the bottom RHS of this page.

Can you attend the Survey with the surveyor?

Most surveyors do not allow the client on site whilst carrying out their inspection. They have a long list of defects that they need to check for and they cannot be distracted from the job in hand as they can be held to account for any missed defects.

The surveyors' professional indemnity insurance does not cover for bringing any third party on site with them while they are completing their inspection, therefore, in the event of any damage being sited by a vendor while the survey is taking place, the surveyor would be liable and uninsured.

On the day of the survey if you have any concerns you can make the surveyor aware of this so they can pay special attention to these areas during their inspection.
