A Home Buyer Survey - What does it cover?

A RICS Home Buyers Survey identifies many different defects or potential risks that can be found within a property and is an essential part of any home buying process.

The survey, whether a Building Survey (which used to be known as a Full Structural Survey) or a HomeBuyers Report, is completed by a Royal Institution of Chartered Surveyors (RICS) registered surveyor so they are fully trained to provide you with the detail you need to buy your home.

Subsidence Inspection

The surveyor will look for signs of subsidence during the structural survey within the property paying special attention to signs of cracking internally and to the external walls. As a rule, if you can fit the width of a 50p into a crack in a wall, it could be a sign of subsidence. Our surveyors will flag in their reports if they feel you need to instruct a structural engineer to review a crack further.

Damp Testing

There are numerous reasons why a property can be affected by damp. The Surveyor will take samples in the property using a damp meter and assess the condition of the property to provide a report on whether they feel the property is affected by damp. Further investigations maybe suggested including getting a damp and timber specialist.

Identify Infestations

Woodworm, mice, rats and ants are infestations that your don't want in your home. Your surveyor will look for visible signs of mouse droppings, damage to floor boards (when visible) and damage to wiring, carpets or skirting boards

Asbestos

Prior to its banned use, asbestos was a commonly used building material, particularly as part of cement products, floor tiles and roofing shingles. Asbestos was used for its durability and resistance to heat and is commonly found in artex ceilings, garage roofing and chimney stacks. Your surveyor will confirm if they suspect any materials in the property have asbestos and if so, suggest getting an asbestos surveyor to intrusively taking samples of the asbestos to confirm the type.

If they find any issues during the inspection of your property in Oundle, our surveyor will flag them up in the Home Buyers Survey and give you advice on what you should do to solve them. An example of this is where the surveyor finds evidence of woodworm infestation.

Survey tips for properties in Oundle


The oldest building in Oundle is the Talbot Hotel, which is an Elizabethan hotel. Parts of the hotel are thought to have been part of an inn in the 1500s. It was originally built from wood, but it was renovated with stone ruins from the nearby Fotheringhay Castle. There are other Elizabethan houses still standing in and around Peterborough such as those in Orton Waterville.

Lots of developments occurred during the Georgian era so the town is generally considered a Georgian market town. Properties from this era are such as those on Church Street and Upper Benefield.

The nearest new development area to Oundle is the Bluebelle development situated in Corby that provides new detached homes that have two, three or four bedrooms.

Being a riverside town, there are various streets that may be subject to flood warnings and alerts. This includes South Road, New Road and Bassett Ford Road.

Raised levels of noise pollution in Oundle are as a result of the A605 that runs down the east side of the town. Road towards this side of the town are affected such as Ashton Road, Romwell Way and Webb Close.

According to the UK Government's Public Health England, Oundle is in a raised radon area, with properties built there having a higher probability than average of experiencing ground Radon emissions.

The raised Radon area has a maximum radon potential of 1-3% in the northwest of the town, and a maximum of 3-5% in the rest of it (the percentage is the chance of a property being built where Radon emissions might measure above the action level).

Northamptonshire Northamptonshire is a county in the East Midlands region of England and its county town is Northampton. Additionally, large urban centres in the county include Corby, Kettering and Wellingborough. Among many historical sites in the county is Fotheringhay Castle, now in ruins, which was where Mary Queen of Scots was imprisoned prior to her execution.

The county contains one university, the University of Northampton and a number of further education colleges. It has many rugby union teams. It is the location of Althorp, the home and seat of the Spencer family and has a memorial to Princess Diana within its grounds. The Jurassic Way is a long-distance footpath in the county, very popular with ramblers.

Northampton is the county's main transport hub and the M1 is the county's one motorway. 

Homes England announced January 2019 that £70 million in development funds would be made available for building 8,500 homes in the county, principally in Kettering and Wellingborough.

What’s the difference between a HomeBuyer Report and a Building Survey?

When it comes to property surveys for home buyers there are two main choices.

The first is the RICS HomeBuyer Report; this survey is specifically designed for post-1950s flats/bungalows/maisonettes or houses of standard construction. The report uses a 'traffic light' format to indicate the opinion of the surveyor on the various aspects of the building under consideration. The HomeBuyer Report includes a current market valuation as standard which can be used to compare with your property's agreed asking price.

The second option is the RICS Building Survey; this survey is reserved for older and larger properties that may have had the original fabric of the property altered or have unique features (i.e. a thatched roof). It is the most detailed visual inspection that can be carried out.

While it doesn’t include the property valuation that comes as standard with a HomeBuyer Report, many surveyors will often include in it an estimate of the cost of works for maintenance or upgrades to help with repairs or renovation to the property.
