Home Buyer Survey - What does it cover?

A RICS Home Buyers Survey non-intrusively inspects both the external and internal structure of a property for matters which include these, among others; damp, subsidence, infestations, cracks and damage.

Whichever you opt for out of a Building Survey (which used to be known as a Full Structural Survey) or a HomeBuyers Report, they are both excellent for peace of mind if you are considering buying a property in Oundle.

NB If you're a first time buyer, you might wish to click on What is a House Survey to find out more, including what happens during the inspection.

If you are concerned about your property in Oundle having any other defects then you MUST get a Home Buyers Survey as the costs for repairing the defects can run into thousands of pounds.

If you can identify the defect before you purchase then you can get quotes for fixing it and either share the costs with the seller, or, in worst case examples, choose not to proceed.

You can find a local RICS surveyor by using the search at the bottom RHS of this page.

Home Buyer Survey tips for buying in Oundle

The oldest building in Oundle is the Talbot Hotel, which is an Elizabethan hotel. Parts of the hotel are thought to have been part of an inn in the 1500s. It was originally built from wood, but it was renovated with stone ruins from the nearby Fotheringhay Castle. There are other Elizabethan houses still standing in and around Peterborough such as those in Orton Waterville.

Lots of developments occurred during the Georgian era so the town is generally considered a Georgian market town. Properties from this era are such as those on Church Street and Upper Benefield.

The nearest new development area to Oundle is the Bluebelle development situated in Corby that provides new detached homes that have two, three or four bedrooms.

Being a riverside town, there are various streets that may be subject to flood warnings and alerts. This includes South Road, New Road and Bassett Ford Road.

If you are concerned that a property you are looking to buy is in a flood risk area, you should consider getting a flood risk report (click for more details).

Raised levels of noise pollution in Oundle are as a result of the A605 that runs down the east side of the town. Road towards this side of the town are affected such as Ashton Road, Romwell Way and Webb Close.

According to the UK Government's Public Health England, Oundle is in a raised radon area, with properties built there having a higher probability than average of experiencing ground Radon emissions.

The raised Radon area has a maximum radon potential of 1-3% in the northwest of the town, and a maximum of 3-5% in the rest of it (the percentage is the chance of a property being built where Radon emissions might measure above the action level).

If you are concerned that a property you are buying is in an area of raised Radon, please click to visit Public Health England's UK Radon Map. Click also to find out more about Radon, Radon property searches and much more.
Northamptonshire Northamptonshire is a county in the East Midlands region of England and its county town is Northampton. Additionally, large urban centres in the county include Corby, Kettering and Wellingborough. Among many historical sites in the county is Fotheringhay Castle, now in ruins, which was where Mary Queen of Scots was imprisoned prior to her execution.

The county contains one university, the University of Northampton and a number of further education colleges. It has many rugby union teams. It is the location of Althorp, the home and seat of the Spencer family and has a memorial to Princess Diana within its grounds. The Jurassic Way is a long-distance footpath in the county, very popular with ramblers.

Northampton is the county's main transport hub and the M1 is the county's one motorway.

Homes England announced January 2019 that £70 million in development funds would be made available for building 8,500 homes in the county, principally in Kettering and Wellingborough.

Is a Mortgage valuation a defect survey?

When you purchase a home in Oundle using a mortgage your Mortgage Lender will require you to get a mortgage valuation to assess how much your property is actually worth. You have to pay for this survey and often you may assume this is also a structural assessment to identify defects. Unfortunately the mortgage valuation is just for the mortgage lender which means you need to get your own independent survey of the property to make sure there aren't any defects.

There is some confusion as the mortgage valuation is often referred to as a survey and so many buyers assume this is what is meant by 'have you done your survey?' It is important that when buying a property in Oundle you arrange your own HomeBuyers Survey that reports on defects or potential issues with the property. The two types of HomeBuyers Survey to choose from are the HomeBuyers Report or the Building Survey. Buying without a survey could leave you exposed to any repair costs or defects that you didn't spot. The costs of underpinning a property due to subsidence run into the £10,000s so it is important to get a survey to check for this type of defect particularly.
