Top tips for a Runwell Home Buyers Survey

Originally the majority of the architecture in Runwell dated back to the Victorian period, with very few modern homes. However there is a new development called St Luke's Park which has new properties designed for modern living.

There is a mixture of property styles in the village including terrace houses on Alderney Gardens and detached houses on Brock Hill and Runwell Road. There are many large detached properties in Runwell with large gardens, so it is an ideal location for families.

A tributary of the River Crouch runs through Runwell and properties which are built close to its path may be subject to flood alerts from time to time. This includes Vikings Way, Locarno Avenue and Church End Lane.

If you are concerned that a property you are looking to buy is in a flood risk area, you should consider getting a flood risk report (click for more details).
Raised levels of noise pollution may be experienced in Runwell due to Runwell Road and the A130. Roads in between the two, especially St Luke's Way and Runwell Chase may have the highest level of noise pollution in the village.
In a recent environmental search carried out for a property in Billericay, reference was made to a moderate potential for ground instability within 50m of the property.

Essex.pngEssex is not only a coastal county (the North Sea is to its east) but a home county because it touches Greater London on its eastern borders. Its settlements vary from Colchester, which is very historical and used to be the capital of England as Camulodunum, to Southend, a seaside resort, to Basildon, which is a comparatively modern urban development. The western side of Essex hosts many London workers and there are fast rail links to, for example, Shenfield from London Liverpool Street which aid many city workers.

Essex's county town is Chelmsford (and is the county's only city), where Essex County Cricket Club are based. Essex hosts Stansted Airport and attractions such as the Lakeside Shopping Centre, near Thurrock and Epping Forest, a popular forest for camping and other activities. A large proportion of Essex's boundaries are water (the River Thames and the North Sea), the remainder includes Greater London, Hertfordshire, Cambridgeshire and Suffolk. Kent is across the River Thames to the south.

Home Buyers Survey - What does it cover?

A Home Buyers Survey involves an examination of the structure of the inside and the outside of a property aimed at pinpointing issues such as subsidence, damp, cracks, infestation and damage. The survey, whether a Building Survey (which used to be known as a Full Structural Survey) or a HomeBuyers Report, is non-intrusive.

What is included in a Building Survey?

The Royal institute of Chartered Surveyors provides guidance on what you can expect to have included in your survey report.

The main areas included in the inspection are assessments for signs of subsidence, testing for damp, a review of drains and a loft and roof space inspection.

Checks are also made to identify any signs of asbestos or infestation which may require further specialist checks.

Utilities are assessed and any recommendations made if any concerns about age and condition are identified.

Testing of equipment cannot be carried out as tests can only be carried out by qualified specialists such as plumbers or electricians based locally in Runwell.

The surveyor provides recommendations in the legal section of the report which should be passed to the legal adviser carrying out the conveyancing to ensure any necessary enquiries are raised with the vendor’s solicitor.
