A Home Buyer Survey - What does it cover?

A Home Buyers Survey is completed by a qualified RICS surveyor and delivers a visual inspection of the property in Stanwell and the surrounding garden. Subsidence Inspection

The surveyor will look for signs of subsidence during the structural survey within the property paying special attention to signs of cracking internally and to the external walls. As a rule, if you can fit the width of a 50p into a crack in a wall, it could be a sign of subsidence. Our surveyors will flag in their reports if they feel you need to instruct a structural engineer to review a crack further.

Damp Testing

There are numerous reasons why a property can be affected by damp. The Surveyor will take samples in the property using a damp meter and assess the condition of the property to provide a report on whether they feel the property is affected by damp. Further investigations maybe suggested including getting a damp and timber specialist.

Identify Infestations

Woodworm, mice, rats and ants are infestations that your don't want in your home. Your surveyor will look for visible signs of mouse droppings, damage to floor boards (when visible) and damage to wiring, carpets or skirting boards

Asbestos

Prior to its banned use, asbestos was a commonly used building material, particularly as part of cement products, floor tiles and roofing shingles. Asbestos was used for its durability and resistance to heat and is commonly found in artex ceilings, garage roofing and chimney stacks. Your surveyor will confirm if they suspect any materials in the property have asbestos and if so, suggest getting an asbestos surveyor to intrusively taking samples of the asbestos to confirm the type. A damp meter is used in a HomeBuyers Report Stanwell survey and the readings included within the report.

Survey tips for properties in Stanwell


Stanwell is an urban village in the Spelthorne Borough of Surrey and is around ½ mile south of Heathrow Airport. It includes the semi-rural neighbourhood of Stanwell Moor. It has a building which was originally a free school built in 1624 which has been taken over by a housing association for apartments.

The (now closed) Colnbrook railway station, which opened in the 1880s, caused some development of housing including the streets of small houses behing the southwest Crooked Billet roundabout, built in these times.

The two old settlements grew slightly, notably by the building of council housing estates in Stanwell in 1919 and in Stanwell Moor in 1930. After the Second World War, housing society and council house building began including 300 pre-fabricated homes. There has been sporadic house building since then up to recent times.

New build developments include the 2 bedroom apartments in low-rise blocks and the semi-detached and terrace houses in Laburnam Way.

Properties in Stanwell built close to the River Colne and its tributaries and channels as well as those close to the reservoirs such as Wraysbury Reservoir and King George VI Reservoir, in streets such as Horton Road and Hithermoor Road, are in an area where flood warnings and alerts are issued from time to time.

Most surveyors do not allow the client on site whilst carrying out their inspection. They have a long list of defects that they need to check for and they cannot be distracted from the job in hand as they can be held to account for any missed defects.

The surveyors' professional indemnity insurance does not cover for bringing any third party on site with them while they are completing their inspection, therefore, in the event of any damage being sited by a vendor while the survey is taking place, the surveyor would be liable and uninsured.

On the day of the survey if you have any concerns you can make the surveyor aware of this so they can pay special attention to these areas during their inspection.
