How to get a mortgage - or remortgage - in Farnborough

Farnborough is a town which is part of Rushmoor Borough and Farnborough/Aldershot built-up area in Hampshire county. It is the result of the conglomeration of many villages and is strongly associated with aviation: it has an airport and the world famous Farnborough Airshow that runs in alternate years to the Paris Airshow. This isn't the only attraction and you should visit the Farnham Air Sciences Trust Museum on the Farnborough Road - great for getting up close with some well known planes, the TeamSport Indoor Go Karting, in Invicible Road, and St Michael's Abbey that is well known for its liturgy which is sung in a Latin and Georgian Chant.

The mortgage application process has 4 stages regardless of which mortgage lender you use:

  • Approval in principal (AIP)
  • Mortgage in principal (MIP)
  • Mortgage valuation
  • Mortgage Offer

Mortgage Broker Tip

Had credit problems in the past? Open new accounts responsibly

When you open and manage new credit accounts responsibly, by making the correct repayments at the correct time and by not overextending yourself, you will help your credit score in the longer term and lessen the toxic effect of any earlier credit problems.
Top Mortgage Lenders

Discount Mortgage

Discount mortgages normally involve the lender imposing an interest rate charge on the loan which is at a discount to the lender's standard variable rate (SVR). The discount is normally fixed for a period (typically 2 or 3 years).

You benefit as a mortgagor by the discount rate being cheaper than the SVR and if the SVR in turn is cut, then you pay even less each month. However you also have to allow for the possibility of the SVR rising, in which case you'll pay more. You may also be subject to charges if you wish to leave before the end of the discount period.

Mortgage Broker Tips for the Conveyancing Process

If you're buying, getting a structural assessment (Building Survey) of your property in Farnborough from a RICS Surveyor is key and can save you £1,000s by highlighting defects that can be shared or negotiated with the seller.

All too often buyers choose to not get a Building Survey thinking that their Mortgage Valuation will cover them for this. Sadly the mortgage valuation doesn't highlight structural defects or risks.

Once you realise this and then choose to get a Building Survey you may find that you are pushed to get this done in time for exchange of contracts because you have waited so long. This is especially annoying as your conveyancing solicitor needs some of the information from the survey to complete your legal work.

The best advice for fast conveyancing in Farnborough is to book your Building Survey at the same time as you instruct your conveyancing solicitor

Surveyors are in high demand at the moment and bookings can often take 7 to 10 days and then the report 3 to 5 days after that so the sooner you book, the quicker you'll know if there are any defects with you property - plus you'll be set for a fast conveyancing completion!
