How to get a mortgage - or remortgage - in Leeds

Leeds is the third largest UK city by population and is in West Yorkshire. The urban area of Leeds is contiguous with the city of Bradford and Wakefield and Harrogate are close by, comparatively. It has major shopping venues such as the Merrion Centre. The city is a major centre for culture, entertainment and sport.

There are 3 universities: the University of Leeds, Leeds Beckett University and Leeds Trinity University. Leeds Airport offers domestic, EU and international flights. Among many attractions, there are the Royal Armouries Museum; Temple Newsam, a Tudor/Jacobean stately home, farm and cafe; and Kirkstall Abbey, a ruined riverside Cistercian abbey.

The mortgage application process has 4 stages regardless of which mortgage lender you use:

  • Approval in principal (AIP)
  • Mortgage in principal (MIP)
  • Mortgage valuation
  • Mortgage Offer

Mortgage Broker Tip

Do not apply for many loans or credit cards at the same time

Credit agencies view this behaviour as a red flag because it makes you look like you are desperate for money.

Your credit score may well be downgraded as a result.
Top Mortgage Lenders

First time buyer mortgage

First time buyer mortgages are those which are constructed to appeal particularly to those buying homes for the first time. Some lenders provide incentives such as cashback – a cash lump sum when you've just moved in is perhaps more likely to be attractive to a first time buyer who might have less property etc. than a home mover who has much of the fixtures and fittings to put in place in their new home already bought over the years.

Fixed term mortgages are another example of a device which can be very marketable towards first time buyers. They take these out to have the security of knowing exactly how much they'll need each month to make their repayments. They have to remember to organise a new fixed term when the initial one expires to avoid going on a lender's standard variable rate, but the incentive of saving cash through organising this, perhaps by selecting a new mortgage provider, is arguably likely to appeal as well.

Mortgage Broker Tips for the Conveyancing Process

Getting financial help towards your deposit from a family member?

To save yourself delays in the conveyancing process further down the line:

1 The family member must decide whether it's a gift or a loan.
2 If it's a gift, you must ensure that the person gifting fills out a gifted deposit letter with the correct information.

The correct information must be set down and the letter must be signed by witnesses. The giver will also have to provide ID and proof of funds. If the giver isn't a family member, you must tell your mortgage lender as this can sometimes cause issues.

For further information about these matters, including a useful template, please click on Gifted Deposit Letter
