Check your credit file after receiving any rejection for a credit application

Tracker Mortgage

Tracker mortgages are in the wider class of variable rate mortgages and normally, the rate is a few percentage points above the prevailing Bank of England base rate. There is often a fixed term during which the arrangement operates, which is something in common with fixed rate mortgages.

The fixed term carries with it an early repayment charge if you choose to leave before it is ended. The interest charged at the outset is normally cheaper than for a fixed rate mortgage, however you are taking the risk that the rate might rise sharply, increasing the cost of your repayments in the same way. They therefore might not be attuned to buyers who have limited finances who cannot accommodate a sudden rate rise.

When a tracker mortgage has a lifetime – or length of the mortgage – term, there won't be an early repayment charge for leaving, but the risk of rates rising and making repayments very expensive remains.
