How to get a mortgage - or remortgage - in Sutton

Sutton is a town south south west of Central London (about 10 miles), near to Cheam which it shares a municipal borough with. It's a hub for filming along with the nearby Wimbledon Studios in Wimbledon. It has a large library, a theatre and four conservation areas. Notably the town has among the lowest crime levels in Greater London.

The mortgage application process has 4 stages regardless of which mortgage lender you use:

  • Approval in principal (AIP)
  • Mortgage in principal (MIP)
  • Mortgage valuation
  • Mortgage Offer

Mortgage Broker Tip

Be wary of fraud

Identity fraud is on the increase and can seriously damage your credit score. This is another reason to check your credit file regularly: in the searches section particularly, you should examine it to see if there's any which you don't recognise (double-check with the named lender).

If you think you've become a victim of identity fraud, you should report this to Action Fraud.

Help to Buy Mortgage

If you take up the Government's Help to Buy Scheme to buy a New Build home, the Government provides up to 20% of the purchase price in the form of a repayable equity loan (up to 40% within the Greater London area) to add to your 5% deposit then you pay for the rest of the asking price via a Help to Buy Mortgage.

This mortgage will therefore be for a maximum of 75% of the purchase price (55% in Greater London) and the maximum purchase price is £600,000. Want to find out more? Click on Help to Buy Mortgages

Mortgage Broker Tips for the Conveyancing Process

Get together all the required official paperwork you'll need for your conveyancing..

  • For ID purposes, you'll normally require an up-to-date passport and/or driving licence with a current home address.
  • You'll need to provide proof of funds; as an employee, you'll need at least the last 3 months' payslips and a P60; if you're self-employed, you'll need your SA302 from HMRC (you need to allow for a time lapse if you have to order this) or accounts covering the last 3 years.
  • If you're selling, you need any relevant documents detailing planning consents or building regulation approval and any guarantees for works or fittings and things like boiler safety certificates..
