How to get a mortgage - or remortgage - in Tonbridge

Tonbridge is a pleasant market town in the middle of Kent County, which has great historical associations, particularly Tonbridge Castle, and several independent schools, particularly Tonbridge School. Maidstone, a larger town, is nearby for increased shopping options.

The mortgage application process has 4 stages regardless of which mortgage lender you use:

  • Approval in principal (AIP)
  • Mortgage in principal (MIP)
  • Mortgage valuation
  • Mortgage Offer

Mortgage Broker Tip

Pay off more than the minimum repayment on your credit card

By paying off more than the minimum repayment on your credit card debt, you are providing evidence to prospective lenders that you can manage debt successfully.
Top Mortgage Lenders

Fixed rate mortgage

With a fixed rate mortgage, for an agreed fixed term, normally 2, 3, 5 or 10 years, the interest rate on repayments is fixed so you know what amount you have to pay regardless of any movement in the Bank of England base rate.

The advantage is that you can budget for the repayment more easily, although a variable rate mortgage might initially be cheaper. You are well advised to be wary of leaving this type of mortgage before the fixed term has finished because early repayment charges are notoriously expensive. When the fixed term has finished, the repayment interest rate converts to the lender's standard variable rate (SVR) but you can organise another fixed rate with the lender or take up an offer from another lender.

Mortgage Broker Tips for the Conveyancing Process

If you're buying, getting a structural assessment (Building Survey) of your property in Tonbridge from a RICS Surveyor is key and can save you £1,000s by highlighting defects that can be shared or negotiated with the seller.

All too often buyers choose to not get a Building Survey thinking that their Mortgage Valuation will cover them for this. Sadly the mortgage valuation doesn't highlight structural defects or risks.

Once you realise this and then choose to get a Building Survey you may find that you are pushed to get this done in time for exchange of contracts because you have waited so long. This is especially annoying as your conveyancing solicitor needs some of the information from the survey to complete your legal work.

The best advice for fast conveyancing in Tonbridge is to book your Building Survey at the same time as you instruct your conveyancing solicitor

Surveyors are in high demand at the moment and bookings can often take 7 to 10 days and then the report 3 to 5 days after that so the sooner you book, the quicker you'll know if there are any defects with you property - plus you'll be set for a fast conveyancing completion!
