Our Mortgage Broker Guide to getting a mortgage in Reading
The mortgage application process has 4 stages regardless of which mortgage lender you use:
- 1Approval/Decision in Principal (AIP/DIP)
- 2Mortgage in Principal (MIP)
- 3Mortgage Valuation
- 4Mortgage Offer

Hold off applying for credit until old issues have expired
Bankruptcy and county court judgments stay on your file for six years and data about applications for a year.
It's therefore worth leaving applications until problems such as these have been removed from your file to boost your chances of success.

Discount Mortgage
Discount mortgages are another variant of variable mortgages but the discount is linked to the lender's standard variable rate (SVR) as opposed to the Bank of England's base rate. One of the risks involved is that the lender, if stated within its terms & conditions, can reserve the right to increase its rate independently of any movement – or non-movement – of the Bank of England base rate.
The discount normally applies during a fixed, agreed term and all mortgages that have a fixed term normally require a mortgagor to pay a large early repayment charge if they opt to leave early.
Selling your property? Complete all the required property forms, collect all the required information and return it to your solicitor as soon as possible.
As a seller, the best way you can save time in the conveyancing process is by getting all the information your solicitor needs to them as soon as possible – your tasks are 'front-loaded'!
Anyone buying or selling a home first has to prove their ID to the solicitor representing them, but as a seller, you have to complete property information and fixtures and fittings forms (as well as a leasehold information form, if relevant) and return them to your solicitor along with your original title deeds and other relevant information.
This may seem a lot to do, but once you've finished these tasks to the best of your ability, your solicitor can fully devote themselves to making the remaining conveyancing process run efficiently.

The benefit of using a mortgage broker is having one expert doing the research and comparison for you, rather than dealing with multiple lenders who all want to sell you their own products.
