Selling or buying a home with our Bracknell Conveyancing Solicitors
Bracknell is a town in Bracknell Forest Borough, Berkshire, 32 miles west of London; it is roughly equidistant (11 miles) between Reading and Windsor. It has grown to absorb areas such as Binfield, Warfield and Winkfield and is surrounded by woods to the east and south by Swinley Woods and Crowthorne Woods. South Hill Park, a mansion dating from 1760, is a prominent landmark and has an arts centre. A top rated place to go in the area is the Look Out Discovery Centre on Nine Mile RIde which is great for children to play and build dens in the forest, but also for keen cyclists to go for off-road biking. Another is the fantastic water park, Coral Reef on Nine Mile Road.

Like many of the home counties, there are many essentially commuter dormitory settlements which house London workers. Reading (which is Berkshire's county town) in particular is a larger one and is popular because of its very fast rail links with Central London - there are many one-stop services to London Paddington and it is also due to be the western terminus of the Crossrail line.

How can you avoid being gazumped?
Gazumping is still a persistent problem in England & Wales' property market. It's pretty awful to have set your heart on a property you've had an offer accepted on only for the seller to pull out before exchange of contracts. The question is, what can you do about it?
One possible solution is to get an Exclusivity Agreement with a non-refundable deposit. You agree one with your seller at the point you have your offer accepted and then the seller can't accept higher offers.
These can slow down the conveyancing process, however, as both your and the other side's solicitor will want to review exactly what's being agreed.
