What happens after you instruct your conveyancing solicitor?
Once you've instructed your solicitor for your move, they take your required deposit and send you a Care Pack with their terms and charges and forms for you to fill in regarding ID (and proof of funds if you're buying).
They communicate with your seller's solicitor to confirm that you've instructed them to act on your behalf and request the seller's pack (includes a copy of the draft contract, property information forms etc.).
You are given a copy of the draft contract to go through and can raise questions or concerns with your solicitor. Your solicitor as well as checking over the contract and property information forms etc., also scrutinises the property searches returned, if you've booked them, and your home buyers survey report, if you've booked it and gives you an appraisal based on their findings.
If you have any queries, your solicitor can frame these, along with any other questions they've formed, into enquiries which are passed back to the seller's solicitor, who looks to provide answers to them, and the process continues until there are no more enquiries, at which point the process progresses to the exchange of contracts phase.
