Berkshire is a county in south east England and is often known as the Royal County of Berkshire because it hosts Windsor Castle, which is the largest inhabited castle in the world. It also contains Ascot Racecourse, which is owned by the reigning monarch and has its annual world-famous week-long meeting. It contains a university, the University of Reading, and branches of both Imperial College and Thames Valley University.

Like many of the home counties, there are many essentially commuter dormitory settlements which house London workers. Reading (which is Berkshire's county town) in particular is a larger one and is popular because of its very fast rail links with Central London - there are many one-stop services to London Paddington and it is also due to be the western terminus of the Crossrail line.

What are the conveyancing costs?
Berkshire Conveyancing Solicitor fees dramatically vary depending on whether you approach an online conveyancing solicitor, a high street conveyancer or housing solicitors introduced by your estate agent.
The actual conveyancing costs, outside of the legal work, should be fixed as they are set including:
For buyers: stamp duty, land registration, property searches, ID searches and leasehold charges (if buying a leasehold property).
For sellers: office copies, title plan and management information (if selling a leasehold property).
It is important to make sure when budgeting the costs of moving home that you factor in all of the above conveyancing costs and ensure you get a fixed fee conveyancing quote from your chosen local solicitors or licensed conveyancer.
Whether you're a cash buyer or buying with a mortgage solicitors are key to the whole process, making the right choice critically important.
Fast, good and cheap conveyancing
Read our guides on how you can get all three:
What happens after you instruct your conveyancing solicitor?
Once you've instructed your solicitor for your move, they take your required deposit and send you a Care Pack with their terms and charges and forms for you to fill in regarding ID (and proof of funds if you're buying).
They communicate with your seller's solicitor to confirm that you've instructed them to act on your behalf and request the seller's pack (includes a copy of the draft contract, property information forms etc.).
You are given a copy of the draft contract to go through and can raise questions or concerns with your solicitor. Your solicitor as well as checking over the contract and property information forms etc., also scrutinises the property searches returned, if you've booked them, and your home buyers survey report, if you've booked it and gives you an appraisal based on their findings.
If you have any queries, your solicitor can frame these, along with any other questions they've formed, into enquiries which are passed back to the seller's solicitor, who looks to provide answers to them, and the process continues until there are no more enquiries, at which point the process progresses to the exchange of contracts phase.
