Selling or buying a home with our Ramsgate Conveyancing Solicitors
Ramsgate is a seaside town in Kent, in Thanet district, which came to the fore as a seaside town in the 19th century. The modern town's main industries are tourism and fishing, in keeping with its large and attractive coastline. The town is home to the Shrine of St Augustine, credited as bring Roman Catholicism to England, who became the first Archbishop of Canterbury in 597 and in the same year founded St Augustine's Abbey in Canterbury (now ruined). Landmarks include the Hugin Viking longship in Pegwell, a gift from the Danish Government, the 18th Century Townley House and the church of St Laurence-in-Thanet, originally built in 1062. Ramsgate has a 700 berth marina.

Kent has many port towns including Dover, Folkestone and Margate. Adjacent counties include East Sussex, Surrey, Essex (across the River Thames) and, as stated earlier, Greater London. Curiously, Kent used to contain an enclave north of the River Thames until 1965 which equates now to the E16 postcode area and which has now been reclassified as part of the London Borough of Newham. JMW Turner, the great impressionist painter, spent part of his childhood in Margate and regularly returned there in later life. The coastline of East Kent is regarded as the inspiration for many of his works, particularly his fantastic seascapes.

Ramsgate Conveyancing Solicitor fees dramatically vary depending on whether you approach an online conveyancing solicitor, a high street conveyancer or housing solicitors introduced by your estate agent.
The actual conveyancing costs, outside of the legal work, should be fixed as they are set including:

For sellers: office copies, title plan and management information (if selling a leasehold property).
It is important to make sure when budgeting the costs of moving home that you factor in all of the above conveyancing costs and ensure you get a fixed fee conveyancing quote from your chosen local solicitors or licensed conveyancer.

Which Property Searches Do You Need?
If you're buying a property in Ramsgate using a mortgage, when your four main searches are returned these may in turn recommend that you book further additional searches. These can include a specialist Subsidence Report for example.
This report confirms if your property is in an area affected by subsidence due to soil shrinkage. If this is flagged as an issue you should check the seller’s property information form (section 5) [click to find out more] when they are sent through as the sellers state whether the property has been underpinned.
A Subsidence Report is good for flagging high risk soil types that could cause subsidence, however it does not confirm whether your property has subsidence. If you are concerned about subsidence then you should instruct a RICS surveyor to carry out a Building Survey (click for a quote) to confirm if they see any signs of subsidence affecting your property.
