What are the conveyancing costs in Sutton Coldfield?

The conveyancing costs are broken into two sections: the fixed fee you pay your solicitor, and the conveyancing disbursements (known as third-party costs). Here is a transparent breakdown of both costs for property transactions in your area.

1. Solicitor Legal Fees

At SAM Conveyancing, our fixed legal fees remain consistent nationwide, regardless of your property's location. We provide a guaranteed fixed fee for standard residential conveyancing based on your property's purchase price, its tenure (freehold or leasehold), and whether your transaction involves a mortgage or utilises affordable housing schemes such as shared ownership. • HM Land Registry Fee: Ranges from £20.00 to £1,105.00, scale-calculated dynamically based on your property’s purchase price and whether it is an existing registered property or a new build.

Expert Tip: Check your environmental search

Certain geographic pockets around Sutton Coldfield are located in Radon Affected Areas. Your conveyancer must order an environmental search that includes a radon assessment, and if necessary, negotiate a retention of funds to cover the installation of a radon ventilation system post-completion.

You can find this information in your environmental search purchased during the conveyancing process.

Thinking of moving to Sutton Coldfield?

Sutton Coldfield is an affluent town in the West Midlands, 7 miles from Birmingham City Centre. It has a long history going back to Bronze Age times. A preserved section of Icknield Street, a Roman Road, passes through Sutton Park.

It grew in the 16th century when its waters and pools were exploited for milling purposes. It was a hive of activity for industry going into the 17th century in producing military weapons. The industry continued to prosper there into the 18th century, making the occupants richer and many prominent buildings still standing today were built during this period.

The railway arrived in 1862 and the town gradually became a popular destination for day-trippers and picnickers taking time out from Birmingham's pollution. It equally became a commuter dormitory for the same conurbation.

Housing expanded greatly in the earlier part of the 20th century, and during the Second World War, there were prisoner-of-war camps sited in Sutton Park and areas of Walmley.

Sutton Park is one of the largest urban parks in England and a national nature reserve, as well as a Site of Special Scientific Interest. Many of its manors and large houses have been converted into hotels, including the Moxhull Hall Hotel and Ramada Hotel. Peddimore Hall, a Scheduled Ancient Monument near Walmley, is a double-moated hall used as a private residence.

The town's Holy Trinity Church was established around 1300.

Local conveyancing solicitor

Local conveyancing solicitor, property lawyer or licensed conveyancer?

Conveyancing Solicitors Near Me: Image shows map and compass Day-to-day, the vast majority of legal tasks required for a house move are carried out by several different people termed 'paralegals' and/or conveyancing assistants. These terms refer to the fact that these professionals do not have the membership and qualifications to be either a solicitor, licensed conveyancer or legal executive.

Many of these individuals have many years of experience and keep your costs down by skilfully completing work at a lower rate than the solicitor who oversees the case, takes ultimate responsibility and signs off the work.

Licensed conveyancers receive their accreditation from the Council for Licensed Conveyancers. They are quite distinct from paralegals in that they are officially qualified. You can think of them overall as people who act as qualified solicitors but purely in the conveyancing arena.

In contrast, a qualified solicitor acting in the conveyancing field has the general training that a solicitor has, in all areas of law, but has chosen to specialise in conveyancing. They have to be a member of the Law Society to practise.
