Top tips for a Acton Home Buyers Survey

Acton is a highly mixed area architecturally, with an abundance of Victorian terraced houses in the main central area and with brutalist 1960s tower blocks and slab blocks in the South Acton estate but red brick houses to its north.

A large area of East Acton’s housing was built as a council estate in the 1920s and consists of relatively standard construction semi-detached and terraced housing.

Acton soil types are loamy with North and East Acton areas having more clay in them. Clay is a factor in subsidence and is always a factor to consider when buying a property in London.
There are no flood warning or flood alert areas in the locale.

If you are concerned that a property you are looking to buy is in a flood risk area, you should consider getting a flood risk report (click for more details).
Properties built around the path of the A40 frequently experience high noise levels.

London.pngMiddlesex is a county located in south east of England, however many parts of Middlesex are now commonly known as part of Greater London, with small sections in neighbouring counties.

Strictly speaking Middlesex as a concept is only kept in existence by many people continuing to name it as a county on postal addresses and other contributors such as Middlesex County Cricket Club, whose home ground is at Lord's in St John's Wood, just outside Central London. It is still loved despite it not having any form of administrative function etc.

People hearing about Middlesex assume it was/is a large county because of the amount of Greater London territory (West and North London and Westminster, with the Thames as its southern boundary) which lies within its borders. It is actually the second smallest county in the UK. Middlesex was established in the Anglo-Saxon system from the territory of the Middle Saxons. The largely low-lying county's soil is dominated by clay in its north and alluvium on gravel in its south.

Middlesex contains locations as diverse as Teddington (where the tidal Thames normally finishes), Enfield, Notting Hill, Ickenham, Ealing (where the famous film studios which produced so much early film comedy still exists), Hampstead and Southall.

Home Buyers Survey - What does it cover?

A RICS Home Buyers Survey non-intrusively inspects both the external and internal structure of a property for matters which include these, among others; damp, subsidence, infestations, cracks and damage.

If you are thinking of buying a property in Acton, it is vitally important to book a Home Buyers Survey, whether a Building Survey (which used to be known as a Full Structural Survey) or a HomeBuyers Report, for your peace of mind.

NB If you're a first time buyer, you might wish to click on What is a House Survey to find out more, including what happens during the inspection.

The Home Buyer Survey will report on issues found, however you need to make sure that you choose the right Home Buyer Survey for your property because some defects require further detail and this is best served by booking a Building Survey.

You can find a local RICS surveyor by using the search at the bottom RHS of this page.

Is a Mortgage valuation a defect survey?

Mortgage lenders in England and Wales require you to a valuation for the property you are buying so that they can gauge whether the amount you are paying is appropriate. This survey is called a Mortgage Valuation. The mortgage valuation is paid for by you however the results aren't always shared with you as the survey belongs to the mortgage lender. On top of which it doesn't include any survey into potential defects or structural issues that are too often found in properties.

There is also a degree of confusion because the mortgage valuation is referred to as a survey and so many buyers assume this is what is meant by 'have you done your survey?' It is important that when buying a property in Acton that you arrange your own Homebuyers Survey that reports on defects or potential issues with the property; either a HomeBuyers Report or a Building Survey. Buying without a survey could leave you at the mercy of undetected defects such as rising damp which can cost thousands to repair and would affect your future sale price if not repaired.
