Top tips for a Belsize Park Home Buyers Survey

Belsize Park's quiet, leafy residential streets are lined with quaint mews houses and Georgian and Victorian villas converted into spacious apartments.

Listed buildings abound and there are fine examples of Queen Anne architecture in Lyndhurst Gardens, while the rows of imposing mid Victorian stucco fronted houses found on Belsize Grove, Belsize Park Gardens and beyond rival anything Kensington has to offer. There is also a small concentration of sought after Art Deco and Modern movement buildings on Haverstock Hill, Garnett Road and Parkhill Road. Most houses in this area have been converted into spacious two and three bedroom flats.

Some properties in Belsize Park's locale are located within 2km of the proposed path of the HS2 rail link. A recent Environmental Report bought by a potential buyer of a property in Howitt Road, NW3 4LL revealed that the dwelling was indeed within this distance from the path of the proposed high speed rail link.

Information like this is highly important for a potential buyer. The construction of the HS2 lines, station and infrastructure is likely to cause disruption and various forms of pollution in the short term however it's just as likely to cause an uplift in property prices in the vicinity in the medium term. This search report reveals many other potential hazards in a locale which, if nothing else, might require further enquiries on the part of your conveyancing solicitor Belsize Park but might also form the basis of bargaining with the vendor for a lower price before you agree to exchange.
The Local Authority Search Report reveals a plethora of planning-related entries which a property you're thinking of buying might be subject to and also any entries which the local authority has regarding planning permissions sought and building control matters filed for the property in question.

An example regards a recent report bought for a property in Belsize Park Gardens, NW3 4JJ which revealed that the property was in an area subject to restrictions on developing basements, smoke control orders and also revealed that the correct FENSA certificate had been obtained for an installation of double glazed windows.
Parish church claims on parishioners for chancel repair, where these occur, can be fairly costly, with individual households possibly being legally required to pay £1,000s.

Buying a chancel repair indemnity insurance policy for a property you're looking to buy is an easy and efficient way of protecting yourself against this possible eventuality and among many others, one such policy was taken out for a property in Adelaide Road, London NW3 3QB. This policy generally costs around £20 to buy and normally covers the policy holder for claims to the limit of £1 million.

LondonGreater London is an area which contains London, the capital of the United Kingdom (which itself centres on the Cities of London and Westminster) and a number of surrounding boroughs which are administered as London boroughs and which are the overall executive responsibility of the Mayor of London. It contains a large number of constituencies, each represented by an MP and it should be noted that these are not the same as nor even always continguous with the borders of the boroughs.

Many parts of Greater London were originally administered by the counties which surround London and these counties are often called the home counties. Enfield, for example, used to be classed as being part of Middlesex, but is now near the northern border of Greater London. Greater London's borders often coincide with a zone of 'green belt': areas where it has been decided that open spaces, parks, forests and wildlife reserves should act as a buffer against urban sprawl. London has numerous landmarks, anything from Big Ben and the Houses of Parliament to Karl Marx's grave in Highgate Cemetery.

Greater London contains more than 9 million inhabitants, a number growing daily, and as this is approximately 1/7 of the population of the UK, it can be seen that Greater Londoners have a large influence on the rest of the country politically and this is enhanced by the concentration of skilled workers gravitating towards the capital.

My property is a period flat, do I need a building survey?

This is a commonly asked question and it depends on the property to be inspected.

For a homebuyers report the surveyor is inspecting the property itself and common parts. If the property is a first floor flat with a garden flat below and a top floor flat above, there really is very little merit in instructing a full building survey as the surveyor has limits to what he can comment on.

If however the property to be purchased is the garden flat, then the surveyor is likely to have access to the front and rear of the property so is able to complete a more thorough inspection and therefore able to provide a more detailed report. So a building survey would be possible.

Always provide the postcode so that you can get guidance on what survey best suit your property.
