Blackwater is a small town on the borders of north-east Hampshire.

Housing there is varied, with some very large detached houses from many eras, Victorian terraces, standard construction semi-detached homes from many eras in the 20th century – Myrtle Drive has many of these which were built in the 1930s – and some very modern developments.

There is a modern, purpose built flat block – Swan Court in Toad Lane  and Meadow House in Toad Lane has offered shared ownership resales.

Properties in Blackwater built close to the Blackwater River are subject to flood warnings and alerts from time to time.

If you are concerned that a property you are looking to buy is in a flood risk area, you should consider getting a flood risk report (click for more details).
Raised levels of noise pollution from roads in the Blackwater area mainly centre around the main road - A30, London Road, impacting roads such as Quebec Gardens and Waldorf Heights.
When a RICS surveyor carries out either a building survey or homebuyer report in the Kensal Green area, they will switch the lights on and off but not test the whole electrical system. If they suspect that there is an electrical problem, they will recommend that you consult a local electrical contractor.

A local electrician near the Blackwater area is HC Pyramid Electrical, they cover the areas – Farnborough, Hampshire, Surrey, Berkshire and West London.

Home Buyers Survey - What does it cover?

A Home Buyers Survey identifies many different defects or potential risks that can be found within a property and is an essential part of any home buying process. The survey, whether a Building Survey (which used to be known as a Full Structural Survey) or a HomeBuyers Report, is completed by a Royal Institution of Chartered Surveyors (RICS) registered Surveyor so they are fully trained to provide you with the detail you need to give you the salient facts when you are looking to buy your home in Blackwater.

Should any issues be flagged up in the Home Buyers Survey, our surveyor will tell you what you need to do to get more in-depth advice on the extent and seriousness of the issue and what needs to be done to remedy it.

If you are worried about a crack or cracks or indeed any other defects that you think your property in Blackwater has, we strongly recommend you get a Home Buyers Survey as the cost of remedying the problem might snowball into many thousands of pounds further down the line. As an example of the costs, underpinning a property due to subsidence can be upwards of £10,000.

Does the RICS Building Survey provide a breakdown of costs?

A standard level 3 RICS Building Survey provides a visual inspection of an extensive list of possible defects. The survey also provides a summary of issues which may need remedial work with an indication of their severity.

The report does not usually include a breakdown of costs although this can be provided at an additional cost.

It is worth noting that a local builder would be able to provide costs of repair based on the surveyor’s itemised list of defects and would not charge to do so. Moreover when negotiating with a vendor, the vendor expects to be provided with a builder's quote rather than a RICS building surveyor’s quote as it more accurately reflects the actual money to be spent on repairs rather than an industry standard indication.
