Home Buyer Survey - What does it cover?

A RICS Home Buyers Survey involves an examination of the structure of the inside and the outside of a property aimed at pinpointing issues such as subsidence, damp, cracks, infestation and damage.

The survey, whether a Building Survey (which used to be known as a Full Structural Survey) or a HomeBuyers Report, is non-intrusive and is highly recommended if you are looking at buying a property in Farnborough.

NB If you're a first time buyer, you might wish to click on What is a House Survey to find out more, including what happens during the inspection.

Home Buyer Survey tips for buying in Farnborough

Farnborough's housing and buildings are predominantly modern and redevelopment has been continual. Exceptions include the The Tumble Down Dick Pub, which has been present on the A325 Farnborough Road since the 17th century, and Saint Michael's Abbey, a Benedictine abbey built in 1881.

North Camp was once Farnborough's town centre in Victorian times; it still has a number of Victorian properties. Cove is another part of the town and consists of a large housing estate built in the 30s and later. The Ship Inn on Ship Lane is 'several centuries old'.

Properties in Farnborough which are built in close proximity to the Cove Brook, including in streets such as West Heath Road and Giffard Drive, are in areas which are subject to flood alerts from time to time.

If you are concerned that a property you are looking to buy is in a flood risk area, you should consider getting a flood risk report (click for more details).

A RICS Building Surveyor won't complete an intrusive inspection of the footings of a property in Farnborough within a standard Building Survey or HomeBuyer Report. It is important to note that if there are signs of subsidence at the property then you may well have to instruct a Structural Engineer or a Chartered Building Surveyor

It is important that your buildings insurance policy provides cover against subsidence of the site if this can be arranged (some insurers now exclude such cover).

PVCu framed windows are often found in properties in Farnborough; especially on newly built properties.

In a recent Building Survey in Prospect Road, Farnborough, Hants, GU14 0EE, the PVCu windows were in satisfactory condition, however occasional maintenance would be required to keep catches and hinges in working order. If seals fail, it will lead to condensation or misting between the panes. If this occurs, the only remedy is to replace the affected panes.
Hampshire.pngHampshire is a large county in southern england with the south coast as one of its frontiers. Some 85% of its land mass is classed as rural. Its county town is Winchester although this town's population is dwarfed by the cities of Southampton and Portsmouth, which are part of the ceremonial county of Hampshire but not the non-metropolitan county. Other major population centres include Basingstoke, Gosport, Waterlooville, Fareham, Aldershot, Farnborough and Eastleigh.

Hampshire contains the national parks of the South Downs and the New Forest and these cover some 45% of the county's area. The River Test is well known for its growing number of otters. The county contains many seaside resorts, including Hayling Island. Adjacent counties include West Sussex, Berkshire, Surrey, Wiltshire and Dorset. It is the birthplace of world-famous literary figures Charles Dickens and Jane Austen.

What happens if you choose the wrong survey for the type of property?

If once the Building Surveyor turns up to complete the survey, they feel the property does not suit the type of survey purchase, the surveyor will inform the client and the survey will not take place.

The scope of work of a HomeBuyer Report is different from that of a Building Survey. You an read the scope of work in a HomeBuyer Report here.

In most cases, the surveyor will agree to complete the appropriate inspection and then the client can pay the additional fee for the more appropriate survey.
