A Home Buyer Survey - What does it cover?

A RICS Home Buyers Survey involves an examination of the structure of the inside and the outside of a property aimed at pinpointing issues such as subsidence, damp, cracks, infestation and damage.

The survey is non-intrusive. If you are thinking of buying a property in Sevenoaks, it is highly advisable to book one, whether a Building Survey (which used to be known as a Full Structural Survey) or a HomeBuyers Report,.

Subsidence Inspection

The surveyor will look for signs of subsidence within the property paying special attention to signs of cracking internally and to the external walls. As a rule, if you can fit the width of a 50p into a crack in a wall, it could be a sign of subsidence. Our surveyors will flag in their reports if they feel you need to instruct a structural engineer to review a crack further.

Damp Testing

There are numerous reasons why a property can be affected by damp. The Surveyor will take samples in the property using a damp meter and assess the condition of the property to provide a report on whether they feel the property is affected by damp. Further investigations maybe suggested including getting a damp and timber specialist.

Identify Infestations

Woodworm, mice, rats and ants are infestations that your don't want in your home. Your surveyor will look for visible signs of mouse droppings, damage to floor boards (when visible) and damage to wiring, carpets or skirting boards

Asbestos

Prior to its banned use, asbestos was a commonly used building material, particularly as part of cement products, floor tiles and roofing shingles. Asbestos was used for its durability and resistance to heat and is commonly found in artex ceilings, garage roofing and chimney stacks. Your surveyor will confirm if they suspect any materials in the property have asbestos and if so, suggest getting an asbestos surveyor to intrusively taking samples of the asbestos to confirm the type.

Survey tips for properties in Sevenoaks


Sevenoaks is a town in Kent which hosts Knole House, constructed in the 15th century and Sevenoaks School, founded in 1432. The railway arrived in the 1860s, which caused the town to expand.

You can find many Victorian properties in and around the area taking the form of large detached houses, semi-detached houses, terrace housing and cottages. 

There are many semi-detached houses built in the interwar period, as can be seen in Baden Powell Road, and estates such as The Stables, built in the 1920s, has excellent mews houses. Bluebell Farm in New Street is one example of a new development where the original properties were farm buildings.

Properties built close to the River Darent on the northern edges of Sevenoaks, in streets such as Robyns Way, are subject to flood alerts and warnings from time to time.

Some properties in Sevenoaks may be located in an area which is subject to a Community Infrastructure Levy (CIL).

A recent local authority search for a property in Bradbourne Park Road, Sevenoaks TN13 3LH revealed that it was within a CIL area.

The Community Infrastructure Levy is a planning charge, introduced by the Planning Act 2008 as a tool for local authorities in England and Wales to help deliver infrastructure to support the development of their area. It came into force on 6 April 2010 through the Community Infrastructure Levy Regulations 2010. Development may be liable for a charge under the Community Infrastructure Levy (CIL), if your local planning authority has chosen to set a charge in its area.

Properties sometimes have issues with ground stability in certain locations in Sevenoaks.

In a recent environmental search, taken out for a property in Greenlands Road, Kemsing, Sevenoaks, TN15 6PQ, the report noted that there was a moderate potential for natural ground instability within 50m of the property.

This should not be taken to mean that the property in question actually suffered/suffers from subsidence however as "active subsidence will be dependent on local conditions, such as the proximity of trees or areas where trees have been removed, which require an inspection of the site to identify the nature of the ground on which the property is built."

Does a RICS surveyor perform asbestos testing?

The Survey is a visual assessment to help identify any potential issues. The surveyor will inspect the property and if they have any suspicions of subsidence they will recommend that you get an asbestos specialist into the property.

The asbestos specialist will review of all accessible areas of the property to assess for asbestos and provide details of areas asbestos is potentially affecting along with taking samples and confirming if the material is asbestos.
