Top tips for a Tonbridge Home Buyers Survey
Tonbridge has large Victorian and Edwardian period properties as well as smaller cottages and many new – and affordable – homes.
The Kent town saw rapid development with the railway's arrival in 1842. The larger properties tend to be the north of the town centre (such as in Dry Hill Park Road and Yardley Park Road) whereas to its south you find smaller 2 or 3 bedroom workmen's cottages. The Ridgeway and Ridgway Crescent have 1920s detached properties. The Drive, in the centre of town has detached and semi-detached Victorian and Edwardian houses.
The roads leading out of town , for example to Hadlow and Bidborough, have many houses built in the interwar period, particularly semi-detached properties.

There are also a number of modern developments, such as Cannons Wharf in Medway Wharf Road, which offers 1-bedroom and 2-bedroom flats.
You can also find affordable properties, such as a number being sold in Kentleys Chase, by West Kent Housing Group.

Local Tip 1 | Local Tip 2 | Local Tip 3 |
Tonbridge is situated in the flood plain of the River Medway and so the Environment Agency issues flood warnings and alerts from time to time for the area, including for buildings such as River Lawn Road, Danvers Road and Avebury Avenue. If you are concerned that a property you are looking to buy is in a flood risk area, you should consider getting a flood risk report (click for more details). | A Tonbridge Building Surveyor will take damp meter reading in the property and advise if you require a damp and timber surveyor to further provide commentary. If there is a damp issue, a competent person, a reputable damp-proofing contractor who is a member of the Property Care Association (PCA), should be instructed to advise and quote for any remedial treatment, within the property due to its age. | There are small pockets of radon gas that have small readings in Tonbridge and these include roads just off the A227 Shipbourne Road:

Home Buyers Survey - What does it cover?
A Home Buyers Survey is completed by a qualified RICS surveyor and delivers a visual inspection of the property in Tonbridge and the surrounding garden. The aim of the survey, whether a Building Survey (which used to be known as a Full Structural Survey) or a HomeBuyers Report, is to identify potential risks or defects that you may not know are there such as cracks or damage to the structure of the property, subsidence, damp and infestations.
