Selling or buying a home with our Old Woking Conveyancing Solicitors
Old Woking, in Surrey County, was the original settlement of the town and borough of Woking. It is a village with many historic buildings, including St Peters Church, which dates back to the 12th Century.
Nearby Woking provides many amenties, shopping, restaurants etc. By road, the A3 is around 2miles away and the nearest train station is in Woking (gives access to London). Worplesdon Station, slightly further to Old Woking's south, is on the direct line going to Portsmouth.
Surrey is located in the south east of England and is well known for its high property prices and leafy areas. Guildford is the county town, however Surrey County Council can be found just up the A3 in the neighbouring town Kingston Upon Thames. It was in Dorking in Surrey at the White Horse where Charles Dickens wrote much of his Pickwick Papers and apparently based many of the characters on local people
The University of Surrey can be found in Guildford, however Surrey also hosts the Royal Holloway University of London (Egham), University of Law & Kingston University. HG Wells, writer of War of the Worlds, lived at Horsell Common in Woking in Surrey when he wrote the book and this is where, in the book, the Martians first land on Earth.

Old Woking Conveyancing Solicitor fees dramatically vary depending on whether you approach an online conveyancing solicitor, a high street conveyancer or housing solicitors introduced by your estate agent.
The actual conveyancing costs, outside of the legal work, should be fixed as they are set including:
For buyers: stamp duty, land registration, property searches, ID searches and leasehold charges (if buying a leasehold property).
For sellers: office copies, title plan and management information (if selling a leasehold property).
It is important to make sure when budgeting the costs of moving home that you factor in all of the above conveyancing costs and ensure you get a fixed fee conveyancing quote from your chosen local solicitors or licensed conveyancer.
How much stamp duty must you pay on a shared ownership property?
When you buy a shared ownership property, initially you only have to pay stamp duty based on the percentage of the property you're buying, not the full selling price.
You can, however, choose to pay stamp duty based on the whole selling price: this is known as a market value election. However, people mostly just pay any stamp duty due on their first premium (the first percentage share that they buy) and an additional payment based on ground rent if a new lease has been created.
After that, there is no legal requirement to pay stamp duty until you have staircased up to ownership of more than 80% of the property, at which point you have to pay for the stamp duty on the whole percentage you've bought minus what you paid for the first premium/percentage.
