Selling or buying a home with our Dudley Conveyancing Solicitors
Dudley is a market town situated 10 miles northeast of Birmingham, 6 miles south of Wolverhampton and 7 miles northwest of Stourbridge. The Black Country was a term used to describe the Metropolitan Boroughs of Dudley, Sandwell, Walsall and Wolverhampton. The term is thought to have been used because the area is where the coal seam comes to the service, however it isn’t commonly used any longer.
Dudley was an impoverish town until the Industrial Revolution when the town started mining coal and limestone, and manufacturing many materials including iron and steel. In the 20th century many entertainment venues were opened such as theatres and cinemas. Dudley Castle, that became a ruin in 1750 was developed into a zoo in 1937.

Dudley Conveyancing Solicitor fees dramatically vary depending on whether you approach an online conveyancing solicitor, a high street conveyancer or housing solicitors introduced by your estate agent.
The actual conveyancing costs, outside of the legal work, should be fixed as they are set including:
For buyers: stamp duty, land registration, property searches, ID searches and leasehold charges (if buying a leasehold property).
For sellers: office copies, title plan and management information (if selling a leasehold property).
It is important to make sure when budgeting the costs of moving home that you factor in all of the above conveyancing costs and ensure you get a fixed fee conveyancing quote from your chosen local solicitors or licensed conveyancer.

Fast, good and cheap conveyancing
Read our guides on how you can get all three:
Do you need to book property searches if you're buying without a mortgage/purchasing with cash?
Although you're not required to book property searches if you're a cash buyer, you're still advised to do so. Property searches provide excellent information for your solicitor regarding their review of title. You should also bear in mind that when you come to sell, anyone buying with a mortgage will have to book them and 'forewarned is forearmed'.
At the very least, you should consider getting a Local Authority Search because this provides the greatest amount of information, particularly about matters such as planning and building regulation entries held by the local authority as well as any details of proposed road, rail and traffic schemes.
