A Home Buyer Survey - What does it cover?

A RICS Home Buyers Survey identifies many different defects or potential risks that can be found within a property and is an essential part of any home buying process.

The survey, whether a Building Survey (which used to be known as a Full Structural Survey) or a HomeBuyers Report, is completed by a Royal Institution of Chartered Surveyors (RICS) registered surveyor so they are fully trained to provide you with the detail you need to buy your home.

Subsidence Inspection

The surveyor will look for signs of subsidence within the property paying special attention to signs of cracking internally and to the external walls. As a rule, if you can fit the width of a 50p into a crack in a wall, it could be a sign of subsidence. Our surveyors will flag in their reports if they feel you need to instruct a structural engineer to review a crack further.

Damp Testing

There are numerous reasons why a property can be affected by damp. The Surveyor will take samples in the property using a damp meter and assess the condition of the property to provide a report on whether they feel the property is affected by damp. Further investigations maybe suggested including getting a damp and timber specialist.

Identify Infestations

Woodworm, mice, rats and ants are infestations that your don't want in your home. Your surveyor will look for visible signs of mouse droppings, damage to floor boards (when visible) and damage to wiring, carpets or skirting boards

Asbestos

Prior to its banned use, asbestos was a commonly used building material, particularly as part of cement products, floor tiles and roofing shingles. Asbestos was used for its durability and resistance to heat and is commonly found in artex ceilings, garage roofing and chimney stacks. Your surveyor will confirm if they suspect any materials in the property have asbestos and if so, suggest getting an asbestos surveyor to intrusively taking samples of the asbestos to confirm the type.

Should any issues be flagged up in the Home Buyers Survey, our surveyor will tell you what you need to do to get more in-depth advice on the extent and seriousness of the issue and what needs to be done to remedy it. 

If you are worried about a crack or cracks or indeed any other defects that you think your property in Bridgend has, we strongly recommend you get a Home Buyers Survey as the cost of remedying the problem might snowball into many thousands of pounds further down the line. Survey tips for properties in Bridgend


Bridgend is a town with a veriety of different types of properties such as detached, semi-detached and terraced. Some of these properties can be found in streets such as Coychurch Road and Bryntirion Hill.
You can find a variety of 1830s detached and semi-detached houses in Chapel Street and Maddocks Place.

Within the local area there are also larger terraced and detached modern properties which can be found in Ffordd Candleston and Bridgend Road for example. Some new build properties in areas near to Bridgend are sold under the Help to Buy scheme, for example those in Derwen View in Brackla.

According to the UK Government's Public Health England, Bridgend is in a raised Radon area with properties built there having a higher chance than average of experiencing ground radon emission.

Streets including Walter Street and Walters Road have a maximum radon potential of 5-10%. The percentage is the chance of a property being built where Radon emissions might measure above the action level.

Properties in some areas of Bridgend have a potential risk of being affected by river and surface flooding. According to information from an environmental search, properties in and near to streets such as Brewery Lane and Wyndham Street in close proximity to Ogmore River revealed that there is a potential risk of both surface and river flooding occurring.

Raised levels of noise pollution from roads in the Bridgend area mainly stem from traffic from the A473, affecting nearby streets such as Angel Street and Nolton Street.

Rail traffic running through Bridgend also generates higher levels of noise pollution for nearby streets such as Court Road.

Other open spaces such as Merthyr Mawr Sand Dunes and Newbridge Fields can be found within the area.

There is a variety of restaurants and pubs in the area including Nolton Corner, the Star Inn, and West House.

Bridgend is one of the fastest growing town in Wales apart from Cardiff, making the town a focal point of growth for the South Wales region. The town is greatly expanding in size since the early 1980s to present date.

Focus and limitations of the HomeBuyer Report

The HomeBuyer Report service is specifically designed for lay people that want a professional opinion at an economic price for the property they are buying. It is, therefore, necessarily less comprehensive than a level 3 building survey.

The focus of the surveyor is on assessing the general condition of the main elements of the property you are buying, and identifying and evaluating the particular features that affect its present value and may affect its future resale. The Building Surveyor's inspection is not exhaustive, and no tests are undertaken. There is, therefore, a risk that certain defects may not be found that would have been uncovered if testing and/or a more substantial inspection had been undertaken. This is a risk that the client must accept.

However, where there is ‘a trail of suspicion’ the surveyor ‘must take reasonable steps to follow the trail’. These ‘reasonable steps’ may include recommending further investigation.
