A Home Buyer Survey - What does it cover?

A RICS Home Buyers Survey involves an examination of the structure of the inside and the outside of a property aimed at pinpointing issues such as subsidence, damp, cracks, infestation and damage. The survey is non-intrusive.

Subsidence Inspection

The surveyor will look for signs of subsidence within the property paying special attention to signs of cracking internally and to the external walls. As a rule, if you can fit the width of a 50p into a crack in a wall, it could be a sign of subsidence. Our surveyors will flag in their reports if they feel you need to instruct a structural engineer to review a crack further.

Damp Testing

There are numerous reasons why a property can be affected by damp. The Surveyor will take samples in the property using a damp meter and assess the condition of the property to provide a report on whether they feel the property is affected by damp. Further investigations maybe suggested including getting a damp and timber specialist.

Identify Infestations

Woodworm, mice, rats and ants are infestations that your don't want in your home. Your surveyor will look for visible signs of mouse droppings, damage to floor boards (when visible) and damage to wiring, carpets or skirting boards

Asbestos

Prior to its banned use, asbestos was a commonly used building material, particularly as part of cement products, floor tiles and roofing shingles. Asbestos was used for its durability and resistance to heat and is commonly found in artex ceilings, garage roofing and chimney stacks. Your surveyor will confirm if they suspect any materials in the property have asbestos and if so, suggest getting an asbestos surveyor to intrusively taking samples of the asbestos to confirm the type.

Survey tips for properties in Cricklewood


Cricklewood has a mix of Victorian, Edwardian (for example in Blenheim Gardens) and 1930s houses, with a few new-build flats. You find large Victorian houses in Fordwych Road, large 1930s detached and semi-detached houses in Gladstone Road and the Hocroft Estate.

You can find modern townhouses in Elsinore Gardens and modern flat blocks in Dairyman Close. Ranulf Road has large detached interwar period houses. 

New build developments include Claremont Village in Claremont Road (flats and houses) and Kidderpore Green, where there has been renovation of original Arts & Crafts period houses.

A recent environmental search carried out for a property in Lichfield Road, Cricklewood, London NW2 2RE for example, flagged up that the property was built within 4km of a well used for energy exploration or extraction.

Properties sometimes have issues with ground stability in certain locations in Cricklewood.

In a recent environmental search, taken out for a property in Elm Grove, Cricklewood, NW2 3AE, the report noted that there was a moderate potential for natural ground instability within 50m of the property.

This should not be taken to mean that the property in question actually suffered/suffers from subsidence however as "active subsidence will be dependent on local conditions, such as the proximity of trees or areas where trees have been removed, which require an inspection of the site to identify the nature of the ground on which the property is built."

Can I be present during my Building Survey?

As standard, surveyors do not allow clients on site with them for several reasons. Most importantly, surveyors have a third party liability insurance that covers them whilst they are on the property in the unlikely event of any damages, this does not extend to the client and as such the surveyor would be liable in the event of any damages to the property.

The other reason is that the surveyor is there to do a job and has a long list of defects to look out for which requires their full attention. The presence of the client will understandably cause distractions and may cause the surveyor to miss something, not only could this lead the client to seeking restitution, it would ultimately affect the quality of the survey the client had paid for.
