Top tips for a Blackpool Home Buyers Survey

Blackpool's architectural history in the main only dates back to around the mid-18th century when the original hamlet expanded gradually into a fashionable seaside resort. St John's Church, for example, was consecrated in 1821, the North Pier was completed in 1863, the Central Pier was finished in 1868 and the South Pier in 1893. The Winter Gardens complex opened in 1878 and the Opera House in 1888. Blackpool Tower, opened in 1894.

The Grand Theatre was designed by Victorian theatre architect Frank Matcham and was opened in 1894. It was the first theatre of Matcham's to use an innovative 'cantilever' design to support the tiers, thereby reducing the need for the usual pillars and so allowing clear views of the stage from all parts of the auditorium.

Curiously documents suggest Hitler diverted heavy bombing away from Blackpool because he favoured it as a resort in the event that Germany successfully invaded the country. In recent years, there has been a reasonable amount of new building and regeneration and in the latter case, work was completed in July 2009 on Waterloo Road in South Shore that transformed the area into a modern shopping centre.

The Local Authority Property Conveyancing Search is key in identifying any land charges which might affect a property you're considering buying. A recent such report bought for a property in Queens Promenade, Bispham, Blackpool FY2 9LW revealed that while there were no planning entries lodged with the local council since August 1977, the dwelling was listed as being within an area that would be affected by the Blackpool Tramway Extension.

This finding might in the short term mean disruption due to construction works (noise, diversions etc.) however in the medium term these kind of developments can often encourage an uplift in local property prices. Your conveyancing solicitor once provided with information of this nature can make further enquiries to satisfy any concerns you might have.
Your Environmental Search Report is excellent for summarising whether a property you're considering buying might be affected by a variety of environmental issues including contaminated land, flooding, ground stability and radon among other matters.

A 'live' report bought for a property a client was considering buying in Marsden Road Blackpool FY4 3DT revealed, for example, that although there were no ground stability and radon issues known about which might affect the dwelling, there was a risk of coastal flooding within 25m and risk of surface water flooding within 25 – 250m. there were potentially contaminative activities listed as being within 250 – 500m of the property and additionally, the property was within 4km of an area that had been offered for licensing for the onshore exploration of oil and gas.

These kind of findings can, at the very least, have implications for your buildings insurance and your conveyancing solicitor can raise further enquiries about these matters to satisfy any further queries you might have.
Parish church claims on parishioners for chancel repair, where these occur, can be fairly costly, with individual households possibly being legally required to pay £1,000s.

Buying a chancel repair indemnity insurance policy for a property you're looking to buy is an easy and efficient way of protecting yourself against this possible eventuality and among many others, one such policy was taken out for a property in Highgate Avenue, Fulwood, Preston PR2 8LL, in the same broad locale as Blackpool. This policy generally costs around £20 to buy and normally covers the policy holder for claims to the limit of £1 million.

LancashireLancashire is a county in the north west of England, whose administrative centre is Preston. Its history dates back to the 12th century and curiously some of its lands were originally treated as being part of Yorkshire in the Domesday Book of 1086. The county borders Cumbria, Greater Manchester, Merseyside, North Yorkshire and West Yorkshire.

The county particularly came to prominence during the Industrial Revolution with Liverpool and Manchester growing into its major cities, whose economies expanded as a result of the trade from the docks and the cotton mills respectively. By the 1830s a massive 85% of all cotton manufactured worldwide was processed in Lancashire. Cotton mill towns which developed from this economy include Accrington, Blackburn, Bolton, Burnley, Bury, Chorley, Colne, Darwen, Manchester, Nelson, Oldham, Preston, Rochdale and Wigan.

The main motorway in the area is the M6 but other motorways, such as the M55, M65, M61 and M66, M62 and M58 also run through it. The county has international airports in Manchester Airport, the third busiest in the UK and Liverpool John Lennon Airport. These cities are also excellent transport hubs in general and their main train stations (Liverpool Lime Street and Manchester Piccadilly) offer fast access to other major British conurbations as well as to a host of other locations.

The county has many universities including for example the University of Liverpool, Liverpool John Moores University, Manchester Metropolitan University, the University of Bolton, the University of Law, the University of Manchester, the University of Salford, UMIST and Preston University.

There are at least four professional orchestras, including the The Hallé, which is the UK's oldest symphony orchestra and is based at the Bridgwater Hall. The Manchester Arena hosts more than 21,000, is the largest indoor arena in Europe and has been voted the most popular venue in the world. Landmarks include the Blackpool Tower, the Ashton Memorial, Rivington Pike and King Street Mill. Other attractions include Morecambe Bay, the Ribble Steam Railway, Blackpool Zoo and Camelot Theme Park. Lancashire has given many gems to cuisine such as Eccles Cakes, Ormskirk ginger bread, Faggot, black peas and bury black pudding. It would take many more words to detail how important the county has been musically, whether regarding folk music (for example the number of ballads emanating from the county, take 'The Ballad of Chevy Chase) or contemporary music (the Beatles and many more).

Home Buyers Survey - What does it cover?

A RICS Home Buyers Survey involves an examination of the structure of the inside and the outside of a property aimed at pinpointing issues such as subsidence, damp, cracks, infestation and damage.

The survey, whether a Building Survey (which used to be known as a Full Structural Survey) or a HomeBuyers Report, is non-intrusive and is highly recommended if you are looking at buying a property in Blackpool.

NB If you're a first time buyer, you might wish to click on What is a House Survey to find out more, including what happens during the inspection.

If they find any issues during the inspection of your property in Blackpool, our surveyor will flag them up in the Home Buyers Survey and give you advice on what you should do to solve them. An example of this is where the surveyor finds evidence of woodworm infestation.

If you are concerned about any other defects with the property you MUST get a Home Buyers Survey as the costs of repairing the defects can run into thousands of pounds.

You can find a local RICS surveyor by using the search at the bottom RHS of this page.

What is the difference between the Building Survey and the HomeBuyers Report?

The RICS HomeBuyer Report is a standard traffic light format, and is different to a Building Survey in many ways. The HomeBuyers report is suitable for standard construction properties post 1950 such as bungalows and flats.

The Level 3: Building Survey is essential for larger or older properties that have had any extensions or alterations from their original build, or if you’re planning major works. The Building Survey comes in a more detailed report and included photos and explanations.
