Bedfordshire is often abbreviated to Beds and is a county located to the East of England. It is a ceremonial county and a historic county, covered by three unitary authorities: Bedford, Central Bedfordshire, and Luton. Bedfordshire is bordered by Cambridgeshire to the northeast, Northamptonshire to the north, Buckinghamshire to the west and Hertfordshire to the southeast.
Bedford itself is halfway between Oxford and Cambridge and a railway line nicknamed the Varsity or Brain Line used to connect the two universities. Bedfordshire contains the Chiltern Hills, an area of outstanding natural beauty, as well as Woburn Abbey and Safari Park. John Bunyan, author of the Pigrim's Progress, was from the county (born Elstow, just south of Bedford) and actually spent 12 years in Bedford Gaol for his nonconformist views regarding the restoration of the monarchy!

Bedford Conveyancing Solicitor fees dramatically vary depending on whether you approach an online conveyancing solicitor, a high street conveyancer or housing solicitors introduced by your estate agent.
The actual conveyancing costs, outside of the legal work, should be fixed as they are set including:
For buyers: stamp duty, land registration, property searches, ID searches and leasehold charges (if buying a leasehold property).
For sellers: office copies, title plan and management information (if selling a leasehold property).
It is important to make sure when budgeting the costs of moving home that you factor in all of the above conveyancing costs and ensure you get a fixed fee conveyancing quote from your chosen local solicitors or licensed conveyancer.
If you're buying a property in Bedford using a mortgage, when your four main searches are returned they may in turn recommend that you book additional searches. These can include a specialist Coal, Brine or Tin Report for example.
This report highlights if the property is affected by coal or brine mining. If concerns about mining are flagged up in other reports, this is only an optional report if you are not getting a mortgage, otherwise you solicitor is required to obtain the information to pass on to your mortgage lender.
