Top tips for a Bedford Home Buyers Survey

Bedford was established at a ford on the River Great Ouse. It has many historical associations and has properties from many periods. It developed rapidly in the first 31 years of the 19th century and has done so at intervals ever since.

Bedford's High Street is mainly modern, with a few brick houses on the upper part of the street. The Town Hall's southernmost block, which dates from 1767, is a two-storied Renaissance building with a stone front.

Bedford's north is presently being built over and roads with new properties are rapidly springing up. Bedford's Abbey in Cardington Road still contains part of the 17th century house.

Bedford's south contains the County Hospital, opened in 1899. Once again, many new roads and properties are being built in South Bedford, with the dwellings mainly being small modern houses.

The many new build developments in and around Bedford offer a variety of housing stock, from the purpose built blocks you can find in Palgrave Road to the family homes you find around Kempton.

Dwellings in Bedford which are in close proximity to the River Great Ouse, such as in roads like Cardington Road, Chethams and Melbourne Street, are subject to flood warnings and alerts from time to time.

If you are concerned that a property you are looking to buy is in a flood risk area, you should consider getting a flood risk report (click for more details).
According to the UK Government's Public Health England, some parts of Bedford, including streets such as Goldington Road and St Minver Road, are in a raised radon area, with properties built there having a higher probability than average of experiencing ground Radon emissions.

The raised Radon area has a maximum radon potential of 1 – 3% (the percentage is the chance of a property being built where Radon emissions might measure above the action level).

If you are concerned that a property you are buying is in an area of raised Radon, please click to visit Public Health England's UK Radon Map. Click also to find out more about Radon, Radon property searches and much more.
Noise pollution from roads in central Bedford is at its highest along Longholme Way, affecting nearby streets such as Tennyson Road. Noise from the railways accompanies the line which passes through Bedford Station, affecting nearby streets such as Eastwell Close and Cauldwell Walk.

BedfordshireBedfordshire is often abbreviated to Beds and is a county located to the East of England. It is a ceremonial county and a historic county, covered by three unitary authorities: Bedford, Central Bedfordshire, and Luton. Bedfordshire is bordered by Cambridgeshire to the northeast, Northamptonshire to the north, Buckinghamshire to the west and Hertfordshire to the southeast.

Bedford itself is halfway between Oxford and Cambridge and a railway line nicknamed the Varsity or Brain Line used to connect the two universities. Bedfordshire contains the Chiltern Hills, an area of outstanding natural beauty, as well as Woburn Abbey and Safari Park. John Bunyan, author of the Pigrim's Progress, was from the county (born Elstow, just south of Bedford) and actually spent 12 years in Bedford Gaol for his nonconformist views regarding the restoration of the monarchy!

Home Buyers Survey - What does it cover?

A RICS Home Buyers Survey non-intrusively inspects both the external and internal structure of a property for matters which include these, among others; damp, subsidence, infestations, cracks and damage.

Whichever you opt for out of a Building Survey (which used to be known as a Full Structural Survey) or a HomeBuyers Report, they are both excellent for peace of mind if you are considering buying a property in Bedford.

NB If you're a first time buyer, you might wish to click on What is a House Survey to find out more, including what happens during the inspection.

The Home Buyer Survey will report on issues found, however you need to make sure that you choose the right Home Buyer Survey for your property because some defects require further detail and this is best served by booking a Building Survey.

You can find a local RICS surveyor by using the search at the bottom RHS of this page.

Is a Mortgage valuation a defect survey?

People, particularly first time buyers, have been known to confuse a mortgage valuation with a HomeBuyers Survey.

This confusion can prove costly and end up in a home buyer having to spend money on expensive repair costs which should have been divided up with the seller with this reflected in a reduction in the original sale price.

Your lender conducts its own mortgage valuation to calculate the value of the property you are trying to buy in Bedford and this is in no sense a report on structural defects.

A HomeBuyers Survey notes defects as well as including a full valuation of a property independently of the mortgage lender or anyone else.

The information in it can be used to get quotes for the cost of fixing any issues and presents evidence for bargaining with the seller about sharing repair costs, if appropriate, or even deciding not to go ahead with buying a property.
