Top tips for a Bedfordshire Home Buyers Survey

Bedfordshire in the east of England is partly on a chalk ridge (the Chiltern Hills) and also part of the River Great Ouse's drainage basin. The rocks there are clays, sandstone and some limestone.

Towns in the county include Luton, Biggleswade, Flitwick, Sandy, Dunstable, Shefford, Kempston and Ampthill among others. The larger towns, particularly Luton, have much housing stock, particularly semi-detached houses, built in the 1930s and onwards, with a mix of council-built and private-built.

The county hosts Woburn Abbey and Bedford Castle. Most often, examples of much older properties are found in more rural areas where there has been less or no redevelopment and much less likelihood of events like bombing during the second world war having occurred.

There are many modern developments, particularly in areas such as Biddenham (take, for example, Great Denham Park (detached, semi-detached and terraced housing) and Greenkeepers Mews (some purpose-built low-rise flats).

Dwellings in Bedfordshire which are built in close proximity to water courses such as the River Great Ouse and the River Lee (or Lea) are subject to flood warnings and alerts from time to time.

If you are concerned that a property you are looking to buy is in a flood risk area, you should consider getting a flood risk report (click for more details).
According to the UK Government's Public Health England, some parts of Bedfordshire, including places such as Bromham, Biddenham and Oakley, are in a raised radon area, with properties built there having a higher probability than average of experiencing ground Radon emissions.

The raised Radon area has a maximum radon potential of 1 – 3% (the percentage is the chance of a property being built where Radon emissions might measure above the action level).

If you are concerned that a property you are buying is in an area of raised Radon, please click to visit Public Health England's UK Radon Map. Click also to find out more about Radon, Radon property searches and much more.
The highest levels of noise pollution in the Bedfordshire area generally centre on the M1 as it passes near places such as Eversholt, Ridgmont and Brogborough. Noise pollution from railways in Bedfordshire is most marked along the path of the main north-south line passing through Bedford Station.

Home Buyers Survey - What does it cover?

A Home Buyers Survey is completed by a qualified RICS surveyor and delivers a visual inspection of the property in Bedfordshire and the surrounding garden. The aim of the survey, whether a Building Survey (which used to be known as a Full Structural Survey) or a HomeBuyers Report, is to identify potential risks or defects that you may not know are there such as cracks or damage to the structure of the property, subsidence, damp and infestations.

Level 2 HomeBuyer Report with a Valuation

A HomeBuyer Report, also known as a Home Buyers Survey, is generally suitable for:

  • Bungalows
  • Flats
  • Standard construction houses

The majority of Bedfordshire's leasehold flats require only a RICS HomeBuyer Report but for any Victorian conversions, a Building Survey may well be required.
