Norfolk is a county in the East Anglia region of England and its coastline is on the North Sea, including the Wash. Its county town is Norwich and it is largely rural, although 40% of the population live in just four urban centres, namely Norwich (which is Norfolk's only city), Great Yarmouth, King's Lynn and Thetford.
One of its major tourist attractions is the Norfolk Broads, a network of rivers and lakes, which is a National Park. Adjacent counties include Lincolnshire, Cambridgeshire and Suffolk.
There are no motorways in the county - the principal trunk roads there are the A10 and A11 - although Norwich does have an international airport. There are two universities, namely the University of East Anglia located on the outskirts of Norwich, and Norwich University of the Arts, located in St George's Street in Norwich city centre.
Norfolk has a number of amusement parks, zoos, stately homes and nature reserves, including Thrigby Hall near Great Yarmouth (tiger enclosure, primates and reptiles), Holkham Hall (beautiful 18th century stately home with a deer park, Banham Zoo and Pensthorpe Nature Reserve near Fakenham (lapwing, Eurasian crane, Marabou stork).

The actual conveyancing costs, outside of the legal work, should be fixed as they are set including:
For buyers: stamp duty, land registration, property searches, ID searches and leasehold charges (if buying a leasehold property).
For sellers: office copies, title plan and management information (if selling a leasehold property).
It is important to make sure when budgeting the costs of moving home that you factor in all of the above conveyancing costs and ensure you get a fixed fee conveyancing quote from your chosen local solicitors or licensed conveyancer.
After exchange can I access a property I'm buying?
Even if a property you're looking to buy is empty after exchange, you can't automatically assume that you can have access to it.
Contracts normally stipulate that you only get your keys on completion day. Should you wish to access the dwelling before that, you'll need to get your solicitor to negotiate this for you.
