Bedfordshire is often abbreviated to Beds and is a county located to the East of England. It is a ceremonial county and a historic county, covered by three unitary authorities: Bedford, Central Bedfordshire, and Luton. Bedfordshire is bordered by Cambridgeshire to the northeast, Northamptonshire to the north, Buckinghamshire to the west and Hertfordshire to the southeast.
Bedford itself is halfway between Oxford and Cambridge and a railway line nicknamed the Varsity or Brain Line used to connect the two universities. Bedfordshire contains the Chiltern Hills, an area of outstanding natural beauty, as well as Woburn Abbey and Safari Park. John Bunyan, author of the Pigrim's Progress, was from the county (born Elstow, just south of Bedford) and actually spent 12 years in Bedford Gaol for his nonconformist views regarding the restoration of the monarchy!

Luton Conveyancing Solicitor fees dramatically vary depending on whether you approach an online conveyancing solicitor, a high street conveyancer or housing solicitors introduced by your estate agent.
The actual conveyancing costs, outside of the legal work, should be fixed as they are set including:
For buyers: stamp duty, land registration, property searches, ID searches and leasehold charges (if buying a leasehold property).
For sellers: office copies, title plan and management information (if selling a leasehold property).
It is important to make sure when budgeting the costs of moving home that you factor in all of the above conveyancing costs and ensure you get a fixed fee conveyancing quote from your chosen local solicitors or licensed conveyancer.
If you are purchasing a property with a mortgage, then your lender requires you to purchase the property searches.
The searches include information about the property that is held by the Water/Environmental Companies and Local Councils. They hold information such as planning consents, road adoption agreements, and any notices and/or restrictions affecting the property, if there are any tree preservation orders, flood or radon risks, if there is any ground instability that may affect the property, etc.
