Selling or buying a home with our Central London Conveyancing Solicitors
Central London is most often used to describe the area which is variously covered within Zone 1 of the tube/railway system of London and also where the Congestion Charge zone/Low Emissions Zone covers.
It is an area with a very long history and contains some of the most well-known shops and attractions in the world. It also contains some areas which are considerably residential, such as Belgravia and Mayfair, which contain some of the world's most expensive properties.
Attractions and landmarks are very numerous and a very small selection includes the Houses of Parliament, the London Eye, Madame Tussaud's Waxworks, Trafalgar Square, the National Gallery, the BT Tower, Hyde Park, Oxford Circus and Oxford Street, Regents Park, London Zoo and Westminster Cathedral.

Central London contains all the main London railway termini for travel to all parts of Great Britain, including for example London Paddington and London Euston. It also contains virtually all the tube lines as well as the DLR. Red buses are numerous and Victoria Coach Station is the main terminus for coach travel to diverse parts of the country. Finally although no motorway actually runs through the area, it is the 'start' of many roads which eventually become motorways, such as Oxford Street (M40) and Cromwell Road (M4).

Many parts of Greater London were originally administered by the counties which surround London and these counties are often called the home counties. Enfield, for example, used to be classed as being part of Middlesex, but is now near the northern border of Greater London. Greater London's borders often coincide with a zone of 'green belt': areas where it has been decided that open spaces, parks, forests and wildlife reserves should act as a buffer against urban sprawl. London has numerous landmarks, anything from Big Ben and the Houses of Parliament to Karl Marx's grave in Highgate Cemetery.
Greater London contains more than 9 million inhabitants, a number growing daily, and as this is approximately 1/7 of the population of the UK, it can be seen that Greater Londoners have a large influence on the rest of the country politically and this is enhanced by the concentration of skilled workers gravitating towards the capital.

What are the conveyancing costs?
Central London Conveyancing Solicitor fees dramatically vary depending on whether you approach an online conveyancing solicitor, a high street conveyancer or housing solicitors introduced by your estate agent.
The actual conveyancing costs, outside of the legal work, should be fixed as they are set including:
For buyers: stamp duty, land registration, property searches, ID searches and leasehold charges (if buying a leasehold property).
For sellers: office copies, title plan and management information (if selling a leasehold property).
It is important to make sure when budgeting the costs of moving home that you factor in all of the above conveyancing costs and ensure you get a fixed fee conveyancing quote from your chosen local solicitors or licensed conveyancer.
Whether you're a cash buyer or buying with a mortgage solicitors are key to the whole process, making the right choice critically important.

Will you be able to develop your property?
Most commonly this question is relevant if you're buying a freehold: the nature of leaseholds – think of a flat in a tower block – means that there might be little if any opportunity for development.
Sometimes there are restrictions on whether you can develop a freehold or not. You would be unwise not to expect these if you've set your heart on buying a listed building for example. These restrictions, if they are present, will appear within your title deeds.
Your solicitor can work to remove various restrictions for you and, if relevant, will do so at the enquiries stage of the conveyancing process.
