Top tips for a Belvedere Home Buyers Survey

Belvedere is a town in south east London in Bexley Borough and used to be in Kent county. It was barely developed until the mid-19th century. Much development took place before the 2nd world war and then subsequently post-war to make good bomb damage from the Blitz.

Upper Belvedere and The Village, however, still have many surviving Victorian and Edwardian properties, particularly Victorian terrace houses such as in Milton Road, Alfred Road and Grosvenor Road, the latter of which has some classic Victorian double bay style homes.

New build developments include the detached houses in Woolwich Road.

All properties in Belvedere are built in an area where flood alerts are issued from time to time and those built north of and including Gilbert Road/Abbey Road/Lower Road, in streets such as Sutherland Road and Aspen Green, are built in an area where flood warnings are issued from time to time.

If you are concerned that a property you are looking to buy is in a flood risk area, you should consider getting a flood risk report (click for more details).
According to the UK Government's Public Health England, some parts of Belvedere, including streets such as Clover Street and Batchelor Street, are in a raised radon area, with properties built there having a higher probability than average of experiencing ground Radon emissions.

The raised Radon area has a maximum radon potential of 1-3% (the percentage is the chance of a property being built where Radon emissions might measure above the action level).

If you are concerned that a property you are buying is in an area of raised Radon, please click to visit Public Health England's UK Radon Map. Click also to find out more about Radon, Radon property searches and much more.
Wind energy is one of several alternative energy sources; however, location of wind farms or turbines can be contentious due to visual and auditory impact on the surrounding area.

A recent environsearch indicated that a property in Elstree Gardens, Belvedere, DA17 5DN, was located within 4km of existing or proposed wind farms or wind turbines.

LondonGreater London is an area which contains London, the capital of the United Kingdom (which itself centres on the Cities of London and Westminster) and a number of surrounding boroughs which are administered as London boroughs and which are the overall executive responsibility of the Mayor of London. It contains a large number of constituencies, each represented by an MP and it should be noted that these are not the same as nor even always continguous with the borders of the boroughs.

Many parts of Greater London were originally administered by the counties which surround London and these counties are often called the home counties. Enfield, for example, used to be classed as being part of Middlesex, but is now near the northern border of Greater London. Greater London's borders often coincide with a zone of 'green belt': areas where it has been decided that open spaces, parks, forests and wildlife reserves should act as a buffer against urban sprawl. London has numerous landmarks, anything from Big Ben and the Houses of Parliament to Karl Marx's grave in Highgate Cemetery.

Greater London contains more than 9 million inhabitants, a number growing daily, and as this is approximately 1/7 of the population of the UK, it can be seen that Greater Londoners have a large influence on the rest of the country politically and this is enhanced by the concentration of skilled workers gravitating towards the capital.

Home Buyers Survey - What does it cover?

A Home Buyers Survey is completed by a qualified RICS surveyor and delivers a visual inspection of the property in Belvedere and the surrounding garden. The aim of the survey, whether a Building Survey (which used to be known as a Full Structural Survey) or a HomeBuyers Report, is to identify potential risks or defects that you may not know are there such as cracks or damage to the structure of the property, subsidence, damp and infestations.

NB If you're a first time buyer, you might wish to click on What is a House Survey to find out more, including what happens during the inspection.

If the Home Buyers Survey flags up any of these defects then our surveyor explains what you need to do to get further advice on how to investigate them and get It resolved.

If you are concerned about your property in Belvedere has subsidence, or any other defects then you MUST get a Home Buyers Survey as the costs for repairing the defects can run into thousands of pounds. If you can identify the defect before you purchase then you can get quotes for fixing it and either share the costs with the seller, or, in worst case examples, choose not to proceed.

You can find a local RICS surveyor by using the search at the bottom RHS of this page.

Is a Mortgage valuation a defect survey?

People have been known to confuse a mortgage valuation with a HomeBuyers Survey. This confusion can prove costly and end up in a home buyer having to fork out for expensive repair costs which should have been shared with the vendor with this reflected in a reduction in the original sale price. If you're buying a property in Belvedere with a mortgage, your lender conducts its own mortgage valuation to calculate the value of the property and this is in no sense a report on structural defects.

A HomeBuyers Survey notes defects as well as including a full valuation of a property independently of the mortgage lender or anyone else. The information in it can be used to get quotes for the cost of fixing any issues and presents evidence for bargaining with the seller about sharing repair costs, if appropriate.
