Top tips for a Ladywell Home Buyers Survey

Ladywell is a district of south east London and some polls have named it one of the top places to live in London. Open spaces in and around it include Blythe Hill Fields, Ladywell Fields and Hilly Fields.

There were few dwellings in the locale until the railway arrived in 1857. Ladywell House, however, was built in 1693 – it's now used by the South London and Maudsley NHS Foundation Trust.

There are Victorian terrace houses in Ladywell Road, Railway Terrace, Prospect Place and Mercy Terrace.

The streets of Algernon Road, Algiers Road, Ermine Road and Embleton Road were built in the 1880s and 1890s and the houses are Victorian terrace and semi-detached houses in what is a conservation area – the houses are generously sized and distinctive.

There are 1930s semi-detached houses in Bournville Road, new build developments in Adenmore Road.

Properties in Ladywell which are situated close to the Ravensbourne River in streets such as Whitburn Road and Church Grove are subject to flood warnings and alerts from time to time.

If you are concerned that a property you are looking to buy is in a flood risk area, you should consider getting a flood risk report (click for more details).
Properties sometimes have issues with ground stability in certain locations in Ladywell.

In a recent environmental search, taken out for a property in Arlington Close, SE13 6AX, the report noted that there was a moderate potential for natural ground instability within 250m of the property.

This should not be taken to mean that the property in question actually suffered/suffers from subsidence however as "active subsidence will be dependent on local conditions, such as the proximity of trees or areas where trees have been removed, which require an inspection of the site to identify the nature of the ground on which the property is built."

Properties in various parts of Ladywell, including streets such as Sandrock Road and Undercliff Road, may well be affected by the Transport for London schemes.

If you are buying a property in the area and this is of concern to you, you may well wish to consider purchasing an Energy & Infrastructure Report. or a report specific to either of the two rail schemes mentioned.

LondonGreater London is an area which contains London, the capital of the United Kingdom (which itself centres on the Cities of London and Westminster) and a number of surrounding boroughs which are administered as London boroughs and which are the overall executive responsibility of the Mayor of London. It contains a large number of constituencies, each represented by an MP and it should be noted that these are not the same as nor even always continguous with the borders of the boroughs.

Many parts of Greater London were originally administered by the counties which surround London and these counties are often called the home counties. Enfield, for example, used to be classed as being part of Middlesex, but is now near the northern border of Greater London. Greater London's borders often coincide with a zone of 'green belt': areas where it has been decided that open spaces, parks, forests and wildlife reserves should act as a buffer against urban sprawl. London has numerous landmarks, anything from Big Ben and the Houses of Parliament to Karl Marx's grave in Highgate Cemetery.

Greater London contains more than 9 million inhabitants, a number growing daily, and as this is approximately 1/7 of the population of the UK, it can be seen that Greater Londoners have a large influence on the rest of the country politically and this is enhanced by the concentration of skilled workers gravitating towards the capital.

Home Buyers Survey - What does it cover?

A RICS Home Buyers Survey involves an examination of the structure of the inside and the outside of a property.

Choosing the right survey, whether a Building Survey (which used to be known as a Full Structural Survey) or a HomeBuyers Report, to get is important however both a HomeBuyers Report and a Building Survey will identify any suspicions of the main defects discussed below.

The costs for making good or repairing some of these defects can run into thousands of pounds; however, If identified within a survey you can get quotes for fixing it and either share the costs with the seller, or, in worst case examples, choose not to proceed.

Is a Mortgage valuation a defect survey?

When you get a mortgage for your property in Ladywell your mortgage lender requires you to pay for a mortgage valuation survey of the property. The aim of this survey is to give the mortgage lender reassurance that the property is worth what you are paying. Although you pay for the mortgage valuation survey, it belongs to the mortgage lender and often you won't be allowed to see it.

It is paramount that when buying a property you get your own HomeBuyers Survey that reports on defects or potential issues with the property; either a HomeBuyers Report or a Building Survey. Buying without a survey could leave you exposed to any repair costs or defects that you didn't spot. Defects such as subsidence can cost thousands to repair and would affect your future sale price if not repaired.

A HomeBuyer Survey will give you reassurance to buy your new home without worrying about what is in the closet. If you aren't sure what you should do or which HomeBuyer Survey to get call us and we'll talk you through the options - this is what we do!
