Home Buyer Survey tips for buying in Northampton


Northampton is the county town of Northamptonshire in the East Midlands region of England. Signs of settlement there date back at least to the Bronze Age. Northampton Castle was built in 1084.

The town grew when the Grand Union Canal was created and more so when the railway arrived in the 19th century and there are period properties still standing from these times. Much council housing was built in the 1920s and 1930s largely to the east, north and south of the town, including Abington, Far Cotton, Kingsley, Kingsthorpe and Dallington.

More housing was built in the 1970s and 1980s in Lumbertubs, Moulton Park and Round Spinney to the east, followed by Briar Hill, Camp Hill and East and West Hunsbury in the south of the town. Housing has increase further since the turn of the Millennium.

New build developments can be found in Hardingstone, Wooton, Moulton and Buckton Fields, of various types of dwelling, particularly detached houses.

Properties built in Northampton which are in close proximity to the River Nene, in streets such as Greenwood Road and Stanley Road, are in an area where flood warnings and alerts are issued from time to time.

According to the UK Government's Public Health England, some parts of Northampton, including streets such as Thirlestane Road and Delapre Street, are in a raised radon area, with properties built there having a higher probability than average of experiencing ground Radon emissions.

The raised Radon area has a maximum radon potential of greater than 30% (the percentage is the chance of a property being built where Radon emissions might measure above the action level).

Wind energy is one of several alternative energy sources; however, location of wind farms or turbines can be contentious due to visual and auditory impact on the surrounding area.

A recent Environmental Search indicated that a property on Syers Green Close, Long Buckby, Northampton, NN6 7QW, was found to be within 4km of existing or proposed wind farms or wind turbines.
Northamptonshire Northamptonshire is a county in the East Midlands region of England and its county town is Northampton. Additionally, large urban centres in the county include Corby, Kettering and Wellingborough. Among many historical sites in the county is Fotheringhay Castle, now in ruins, which was where Mary Queen of Scots was imprisoned prior to her execution.

The county contains one university, the University of Northampton and a number of further education colleges. It has many rugby union teams. It is the location of Althorp, the home and seat of the Spencer family and has a memorial to Princess Diana within its grounds. The Jurassic Way is a long-distance footpath in the county, very popular with ramblers.

Northampton is the county's main transport hub and the M1 is the county's one motorway. 

Homes England announced January 2019 that £70 million in development funds would be made available for building 8,500 homes in the county, principally in Kettering and Wellingborough.

If the property falls through and you have already had a survey done on the property then the surveyor has already completed the work and there will be no refund.

Alternatively, what you can do is speak to the estate agent and offer for these to be purchased by their new buyer. Some sellers are receptive to this as it’ll speed up the process for future buyers, however not all sellers will agree.
