Top tips for a Orpington Home Buyers Survey


Orpington is a town on the south-eastern edge of London, touching Kent. Its parish church – All Saints – stands upon pre-Norman foundations and has Saxon work visible. The town also hosts The Priory, a medieval house, rebuilt from an earlier design in 1290.

The town expanded with the arrival of the railway in 1868 and there are surviving late-Victorian terrace houses from that era, such as in the High Street. You can find semi-detached and terrace homes built in the interwar period in Elmcroft Road and Wellbrook Road and large detached houses from the latter period of the 20th century in Sevenoaks Road.

In a recent environmental search, taken out for a property in Elmcroft Road, Orpington BR6 0HY, the report noted that there was a high potential for natural ground instability within 50m of the property.

This should not be taken to mean that the property in question actually suffered/suffers from subsidence however as "active subsidence will be dependent on local conditions, such as the proximity of trees or areas where trees have been removed, which require an inspection of the site to identify the nature of the ground on which the property is built."

Does a surveyor report on signs of infestation?

A RICS surveyor will always highlight any signs or suspicions of infestations during their inspection of a property, whether this is the visible signs of droppings, jagged markings from insect tunnelling or burrowings.

The main culprits of infestation in property are rats and mice, woodworm and termites, dry/wet rot and Japanese Knotweed and surveyors will highlight signs of these to you over the phone or within their report and will always direct you to a specialist to ascertain the remedy for removal.
