A Home Buyer Survey - What does it cover?

A RICS Home Buyers Survey non-intrusively inspects both the external and internal structure of a property for matters which include these, among others; damp, subsidence, infestations, cracks and damage.

Subsidence Inspection

The surveyor will look for signs of subsidence within the property paying special attention to signs of cracking internally and to the external walls. As a rule, if you can fit the width of a 50p into a crack in a wall, it could be a sign of subsidence. Our surveyors will flag in their reports if they feel you need to instruct a structural engineer to review a crack further.

Damp Testing

There are numerous reasons why a property can be affected by damp. The Surveyor will take samples in the property using a damp meter and assess the condition of the property to provide a report on whether they feel the property is affected by damp. Further investigations maybe suggested including getting a damp and timber specialist.

Identify Infestations

Woodworm, mice, rats and ants are infestations that your don't want in your home. Your surveyor will look for visible signs of mouse droppings, damage to floor boards (when visible) and damage to wiring, carpets or skirting boards

Asbestos

Prior to its banned use, asbestos was a commonly used building material, particularly as part of cement products, floor tiles and roofing shingles. Asbestos was used for its durability and resistance to heat and is commonly found in artex ceilings, garage roofing and chimney stacks. Your surveyor will confirm if they suspect any materials in the property have asbestos and if so, suggest getting an asbestos surveyor to intrusively taking samples of the asbestos to confirm the type.

Survey tips for properties in Reigate


Reigate was given to a Norman baron after the Battle of Hastings, after which a castle was built there and canons of the Order of St Augustine established a priory there in the 13th century.

You can find properties from many periods in the town – there are large 1920s houses, for example, in the Wray Common area and there is a mix of Victorian, Edwardian and later houses with some new blocks of flats built along Reigate Hill.

You can find period houses and cottages in the villages scattered along the A25, such as Betchworth, Nutfield and Bletchingley.

New build developments can be seen in Alma Road and Furzefield Road and Help to Buy is available for some town house developments in Albert Road North.

Properties in Reigate which are located in close proximity to the River Mole and its tributaries and feeders, in streets such as Roebuck Close and Bancroft Court, are in areas which are subject to flood alerts from time to time.

Some properties in Reigate may be located in an area which is subject to a Community Infrastructure Levy (CIL).

A recent local authority search for a property in Hornbeam Road, Reigate, RH2 7NN revealed that it was within a CIL area.

The Community Infrastructure Levy is a planning charge, introduced by the Planning Act 2008 as a tool for local authorities in England and Wales to help deliver infrastructure to support the development of their area. It came into force on 6 April 2010 through the Community Infrastructure Levy Regulations 2010. Development may be liable for a charge under the Community Infrastructure Levy (CIL), if your local planning authority has chosen to set a charge in its area.
