A Home Buyer Survey - What does it cover?

A RICS Home Buyers Survey involves an examination of the structure of the inside and the outside of a property aimed at pinpointing issues such as subsidence, damp, cracks, infestation and damage.

The survey, whether a Building Survey (which used to be known as a Full Structural Survey) or a HomeBuyers Report, is non-intrusive and is highly recommended if you are looking at buying a property in Shrewsbury.

Subsidence Inspection

The surveyor will look for signs of subsidence within the property paying special attention to signs of cracking internally and to the external walls. As a rule, if you can fit the width of a 50p into a crack in a wall, it could be a sign of subsidence. Our surveyors will flag in their reports if they feel you need to instruct a structural engineer to review a crack further.

Damp Testing

There are numerous reasons why a property can be affected by damp. The Surveyor will take samples in the property using a damp meter and assess the condition of the property to provide a report on whether they feel the property is affected by damp. Further investigations maybe suggested including getting a damp and timber specialist.

Identify Infestations

Woodworm, mice, rats and ants are infestations that your don't want in your home. Your surveyor will look for visible signs of mouse droppings, damage to floor boards (when visible) and damage to wiring, carpets or skirting boards

Asbestos

Prior to its banned use, asbestos was a commonly used building material, particularly as part of cement products, floor tiles and roofing shingles. Asbestos was used for its durability and resistance to heat and is commonly found in artex ceilings, garage roofing and chimney stacks. Your surveyor will confirm if they suspect any materials in the property have asbestos and if so, suggest getting an asbestos surveyor to intrusively taking samples of the asbestos to confirm the type.

Survey tips for properties in Shrewsbury


Shrewsbury is a market town and the county town of Shropshire. It has a medieval street plan and several properties in the town centre have timber framing from the 15th and 16th centuries. Shrewsbury Castle, a red sandstone fortification, and Shrewsbury Abbey, a former Benedictine monastery, were founded in 1074 and 1083 respectively.

There are many properties from many eras in the town, from the medieval to the 20th century; many of its ancient buildings remain intact and there was little redevelopment in the 1960s and 1970s. Muncipal housing has been built on the fringes of the town centre, along with private building, primarily between the 1920s and 1950s of predominantly semi-detached and terrace housing.

You can find many terrace properties in Monkmoor, Sundorne, Battlefield and Heathgates and larger detached properties in the Copthorne area, some period conversions and some modern rebuilds.

New build developments include the detached homes of Mytton Oak Road and Sutton Grange, the terraced houses in Ellesmere Road amd the semi-detached houses in Bicton Heath, where Help to Buy is sometimes available.

Properties in Shrewsbury which are built in close proximity to the River Severn, in streets such as Longner Street and Abbey Foregate, are in an area where flood warnings and alerts are issued from time to time.

According to the UK Government's Public Health England, Shrewsbury, including streets such as Wyle Cop and Beeches Lane, is in a raised radon area, with properties built there having a higher probability than average of experiencing ground Radon emissions.

The raised Radon area has a maximum radon potential of 1-3% (the percentage is the chance of a property being built where Radon emissions might measure above the action level).

The Ironbridge Gorge area is one of the most popular tourist attractions in the county and has many particularly interesting exhibits linked to England’s Industrial Revolution period.

The Shropshire Hills is an Area of Outstanding Natural Beauty and covers about a quarter of the county, mainly in the south.

You can also attend the yearly Sheep Grand National steeplechase at Hoo Farm or alternatively marvel at Ditherington Flax Mill, just outside of Shrewsbury, which, it is claimed is the world’s first skyscraper, built in 1797.

How long does the survey take?

The time necessary to carry out a survey is relative to each property. Naturally a 6 bed, old Victorian property will take longer to survey than a newly built 1 bed flat as there’s more ground to cover and more defects to look out for. A conservative estimate of around 2 hours can be used as a rough guideline, however the surveyor will spend as much time in the property as necessary in order to make sure all present defects are commented on.

The building surveyor must spend an appropriate amount of time at the property so that they can provide the complete scope of work set out by the RICS for the HomeBuyer Report and the Building Survey.
