A Home Buyer Survey - What does it cover?

A RICS Home Buyers Survey non-intrusively inspects both the external and internal structure of a property for matters which include these, among others; damp, subsidence, infestations, cracks and damage.

Whichever you opt for out of a Building Survey (which used to be known as a Full Structural Survey) or a HomeBuyers Report, they are both excellent for peace of mind if you are considering buying a property in Twyford.

Subsidence Inspection

The surveyor will look for signs of subsidence within the property paying special attention to signs of cracking internally and to the external walls. As a rule, if you can fit the width of a 50p into a crack in a wall, it could be a sign of subsidence. Our surveyors will flag in their reports if they feel you need to instruct a structural engineer to review a crack further.

Damp Testing

There are numerous reasons why a property can be affected by damp. The Surveyor will take samples in the property using a damp meter and assess the condition of the property to provide a report on whether they feel the property is affected by damp. Further investigations maybe suggested including getting a damp and timber specialist.

Identify Infestations

Woodworm, mice, rats and ants are infestations that your don't want in your home. Your surveyor will look for visible signs of mouse droppings, damage to floor boards (when visible) and damage to wiring, carpets or skirting boards

Asbestos

Prior to its banned use, asbestos was a commonly used building material, particularly as part of cement products, floor tiles and roofing shingles. Asbestos was used for its durability and resistance to heat and is commonly found in artex ceilings, garage roofing and chimney stacks. Your surveyor will confirm if they suspect any materials in the property have asbestos and if so, suggest getting an asbestos surveyor to intrusively taking samples of the asbestos to confirm the type.

If they find any issues during the inspection, our surveyor will flag them up in the HomeBuyers Survey and give you advice on what you should do to solve them.

Survey tips for properties in Twyford


Twyford is a large, affluent village in Berkshire near Reading which developed from an agricultural settlement when the railway arrived in 1838. 

The greatest housing expansion, however, has taken place since the Second World War, particularly in the last 50 years, with the construction of several estates north and south of the village.

New build developments include a number of modern detached houses in Mohawk Way in Woodley, among others.

Properties in Twyford which are built in the vicinity of the River Loddon and the Old River, such as Old Bath Road and Edward Road, are subject to flood warnings from time to time.

Properties sometimes have issues with ground stability in certain locations in Twyford .

In a recent environmental search, taken out for a property in Springfield Rark, the report noted that there was man made mining cavities within 250m of the property.

This should not be taken to mean that the property in question actually suffered/suffers from subsidence however as "active subsidence will be dependent on local conditions, such as the proximity of trees or areas where trees have been removed, which require an inspection of the site to identify the nature of the ground on which the property is built."

How long does my survey inspection take?

The only definitive answer that can be given is ‘as long as the surveyor needs to complete a thorough inspection of all relevant areas of the property'.

Naturally, each property varies in scope and will have its own individual features that need to be commented upon – you wouldn’t expect a modern 2 bed flat to take the same amount of time as a 7 bed, Victorian manor house!

Many surveyors might, for example, take 2 hours or so doing an inspection but you cannot specifically predict this for any particular property.
