Top tips for a Norbury Home Buyers Survey
Norbury is a town in southwest London. The railway arrived in 1878, but did not greatly accelerate housing development.
A first phase of house building by London County Council of nearly 500 terraced ‘cottage homes’ was mostly complete by 1910, accom¬panied within two years by a handful of shops.
After the First World War the LCC built a second phase of its cottage estate, influenced by the design of Hampstead Garden Suburb.
Croydon council added more municipal dwellings in the latter part of the 1920s and acquired the 18-hole North Surrey golf course in 1935, which it then laid out as Norbury Park.
Since the Second World War the most visible change to Norbury’s built envir¬onment has been the construction of office blocks on London Road, mostly in the early 1960s.
Recent new build developments include the flats in a Victorian conversion in Ellison Road, where the Help to Buy scheme can be used to assist buyers.

Properties in Norbury, London which are built in the vicinity of the Norbury Brook, in roads such as Norbury Avenue, Norbury Crescent and Dunbar Avenue, are subject to flood warnings and alerts from time to time. If you are concerned that a property you are looking to buy is in a flood risk area, you should consider getting a flood risk report (click for more details). | Properties in some areas of Norbury may be affected by environmental constraints. A recent environmental search carried out for a property in Norbury Hill revealed that the property was within 250m of an area likely to be impacted by environmental constraints. These included Ancient Woodland - Biggin Wood . Areas which have been designated as having environmental or historical importance may impose constraints on property or land developments or alterations. | Properties sometimes have issues with ground stability in certain locations in Norbury. In a recent environmental search, taken out for a property in Norbury Hill, the report noted that there was a moderate potential for natural ground instability within 50m of the property. This should not be taken to mean that the property in question actually suffered/suffers from subsidence however as "active subsidence will be dependent on local conditions, such as the proximity of trees or areas where trees have been removed, which require an inspection of the site to identify the nature of the ground on which the property is built."
