In simple terms, you can pull out after exchange of contracts, whether you're a buyer or a seller, but the law in England and Wales treats these sides very differently.
As a buyer, you can only exchange if you've transferred your deposit monies into the seller's solicitor's account. This is normally 10% of the property's selling price, although a lower percentage can be agreed with the seller.
