Suffolk.pngSuffolk is a county in the East Anglian region of England. It is very low-lying with few hills and the soil type is very arable. The Suffolk Coast and Heaths is classed as an Area of Outstanding Natural Beauty. Other than the county town, Ipswich, other important towns in the county include Bury St Edmunds, Newmarket (which is where the UK horse racing industry is based) and Felixstowe (one of the largest container ports in Europe). Adjacent counties include Norfolk, Cambridgeshire and Essex.

Suffolk hosts one university, the University of Suffolk and there are no motorways in the county. The nearest large airport is Stansted. The main transport hub is Ipswich, which offers frequent direct train services to London Liverpool Street.

Suffolk is the home of the Greene King brewery – and you can visit the headquarters – and Branston Pickle. The county was home to two of the UK's most famous painters, Thomas Gainsborough and John Constable. More latterly, Bernie Ecclestone, Ed Sheeran, Tim Westwood and Ralph Fiennes hail from the county. Lowestoft Ness in the county is Britain’s most easterly point and the smallest pub in Britain is the Nutshell in Bury St Edmunds which opened in 1867.

What are the conveyancing costs?

The solicitors' fees for handling your conveyance vary dramatically depending on whether you approach an online conveyancing solicitor, a high street conveyancer or housing solicitors introduced by your estate agent.

The actual conveyancing costs, outside of the legal work, should be fixed as they are set including:

For buyers: stamp duty, land registration, property searches, ID searches and leasehold charges (if buying a leasehold property).

For sellers: office copies, title plan and management information (if selling a leasehold property).

It is important to make sure when budgeting the costs of moving home that you factor in all of the above conveyancing costs and ensure you get a fixed fee conveyancing quote from your chosen local solicitors or licensed conveyancer.
