A Home Buyer Survey - What does it cover?

A RICS Home Buyers Survey involves an examination of the structure of the inside and the outside of a property aimed at pinpointing issues such as subsidence, damp, cracks, infestation and damage.

The survey, whether a Building Survey (which used to be known as a Full Structural Survey) or a HomeBuyers Report, is non-intrusive and is highly recommended if you are looking at buying a property in Bushey.

Subsidence Inspection

The surveyor will look for signs of subsidence during the structural survey within the property paying special attention to signs of cracking internally and to the external walls. As a rule, if you can fit the width of a 50p into a crack in a wall, it could be a sign of subsidence. Identify Infestations

Woodworm, mice, rats and ants are infestations that your don't want in your home. Your surveyor will look for visible signs of mouse droppings, damage to floor boards (when visible) and damage to wiring, carpets or skirting boards

Asbestos

Prior to its banned use, asbestos was a commonly used building material, particularly as part of cement products, floor tiles and roofing shingles. Asbestos was used for its durability and resistance to heat and is commonly found in artex ceilings, garage roofing and chimney stacks. Your surveyor will confirm if they suspect any materials in the property have asbestos and if so, suggest getting an asbestos surveyor to intrusively taking samples of the asbestos to confirm the type. A damp meter is used in a HomeBuyers Report Bushey survey and the readings included within the report.

Survey tips for properties in Bushey


Bushey is a town in the Hertsmere Borough of Hertfordshire, just to the northwest of London's boundary.

The 19th and 20th centuries marked the time of most change in Bushey, especially between 1860 and 1960. The population rose 28-fold within 200 years, from 856 in 1801, to just under 24,000 today. The expansion was for many reasons, one of the main ones being due to the boom in industry caused by the railway in the early 20th century.

In the early 1920s, Bushey's first council houses were built. More housing was later built for the service families working in defence organisations in Stanmore and Northwood.

Housing is a mix of semi-detached and terraces with a fair number of larger detached houses, with most properties being built between the 1930s and 1960s. Wayside Avenue and other roads around Little Bushey Lane around Bushey Heath have some very large detached and semi-detached houses.

New build developments include Sandbrook Park in Rossway Drive, which are essentially upmarket family homes.

My property is a period flat, do I need a building survey?

This is a commonly asked question and it depends on the property to be inspected.

For a homebuyers report the surveyor is inspecting the property itself and common parts. If the property is a first floor flat with a garden flat below and a top floor flat above, there really is very little merit in instructing a full building survey as the surveyor has limits to what he can comment on.

If however the property to be purchased is the garden flat, then the surveyor is likely to have access to the front and rear of the property so is able to complete a more thorough inspection and therefore able to provide a more detailed report. So a building survey would be possible.
