Top tips for a Bushey Home Buyers Survey

Bushey is a town in the Hertsmere Borough of Hertfordshire, just to the northwest of London's boundary.

The 19th and 20th centuries marked the time of most change in Bushey, especially between 1860 and 1960. The population rose 28-fold within 200 years, from 856 in 1801, to just under 24,000 today. The expansion was for many reasons, one of the main ones being due to the boom in industry caused by the railway in the early 20th century.

In the early 1920s, Bushey's first council houses were built. More housing was later built for the service families working in defence organisations in Stanmore and Northwood.

Housing is a mix of semi-detached and terraces with a fair number of larger detached houses, with most properties being built between the 1930s and 1960s. Wayside Avenue and other roads around Little Bushey Lane around Bushey Heath have some very large detached and semi-detached houses.

New build developments include Sandbrook Park in Rossway Drive, which are essentially upmarket family homes.

Properties in Bushey which are built very close to the River Colne, in streets such as Dalton Way and Lower High Street, are in an area where flood warnings and alerts are issued from time to time.

If you are concerned that a property you are looking to buy is in a flood risk area, you should consider getting a flood risk report (click for more details).
When a RICS surveyor carries out either a building survey or a homebuyer report on a property in the Bushey area, they might notice signs that the dwelling has an infestation problem. If this is the case, they will advise that a qualified pest control company comes to the property to fix the problem.

A local pest control company near Bushey is Pestop, Multi Pest, Unit 12A, Watford Enterprise Park, 25 Greenhill Crescent, Watford WD18 8XU.
Raised levels of noise pollution from roads in the Bushey area mainly centre around the main roads – The M1, affecting roads and streets such as Little Bushey Lane and Hillfield Lane.

HertfordshireHertfordshire is commonly abbreviated to the name Herts and is a county located in the south of England. it is bordered by Bedfordshire to the north, Cambridgeshire to the north-east, Essex to the east, Buckinghamshire to the west and Greater London to the south (it is classed as a 'Home County' for this reason). The county town of Hertfordshire is Hertford.

Hertfordshire has 3 motorways running through it - the M1, the M25 and the A1(M). It is particularly associated with new towns as it contains 5 in total: Stevenage, Welwyn Garden City, Hemel Hempstead, Hatfield and Letchworth. There are two airports just outside Hertfordshire's borders; Luton and Stansted. It also has a university, the University of Hertfordshire, which is in Hatfield. There are a number of independent schools in the area, including, for example, Haileybury (Turnford), St George's Harpenden, Haberdasher's Aske's (Elstree) and Berkhamsted.

For random facts; St Alban, who gave his name to the city in the county, was the earliest British saint - he was reputed to have been beheaded where the cathedral now stands; also Sele Mill near Hertford was the site of the first paper mill in Britain, established about 1488.

Why do I need a survey?

The conveyancing process operates on the principle of ‘caveat emptor’ which means ‘let the buyer beware’ and it can be broken down in the following way.

Your solicitors make sure the property is legally okay to buy, the mortgage lender makes sure the property is financially okay to buy and the surveyor you hire to carry out a homebuyer report/building survey makes sure the property is structurally okay to buy.

In light of this, the purpose of the survey is to make sure you are aware of any defects present in the property when you buy it. If defects are found, then the survey gives you the opportunity to bargain with the seller, whether it be a reduction in price or an agreement that the seller makes good on the work necessary before purchase.
