Inspection of the roof forms a material part of the RICS Surveyors inspection. In a Building Survey on Egham Hill, Egham, Surrey, TW20 0BD, our surveyor spotted the slopes had not been recovered as bitumen felt was not present under the slates. The visible slating appeared to be in generally satisfactory condition but with no obvious slipped slates visible from ground level. There was at least one slipped slate at the base of the front slope as a chink of daylight is visible in the roof space. In the short term, the slating should be overhauled to ensure that any defective slates are replaced with sound matching slates. Occasional maintenance will be required in the future if slates slip from their positions. |
Painting airbricks is a cosmetic mistake many home owners make as it affects the properties ventilation. It is recommend that painted over airbricks are replaced with terra cotta airbricks and additional airbricks inserted to maximise airflow through the cellar as this will help to reduce humidity and the risk of fungal attack to the ground floor timbers. |
