Top tips for a Egham Home Buyers Survey

Probably the most striking site in Egham architecturally is the Jacobean-fronted Royal Holloway College (University of London building). Egham's residential areas have predominantly semi-detached housing as well as Victorian terraces, older cottages and much larger houses here and there.

There are council houses in the area, such as around Spring Avenue and late Victorian/Edwardian detached houses such as can be found in the Queens Road area.

Englefield Green has some excellent new developments – the area is particularly popular with students for its proximity to Royal Holloway College.

Virginia Gate offers some stunning new build properties including, for example, a 5 bedroom end of terrace villa. The King's Meadow development offers one and two bedroom apartments along the River Thames, some of which are sold under shared ownership terms.

Survey Tip 3

There are areas to the north and west of Egham, particularly in the area between the High Street and the By-Pass, centring on Crown Street, which receive flood alerts.

If you are concerned that a property you are looking to buy is in a flood risk area, you should consider getting a flood risk report (click for more details).
Inspection of the roof forms a material part of the RICS Surveyors inspection.

In a Building Survey on Egham Hill, Egham, Surrey, TW20 0BD, our surveyor spotted the slopes had not been recovered as bitumen felt was not present under the slates. The visible slating appeared to be in generally satisfactory condition but with no obvious slipped slates visible from ground level. There was at least one slipped slate at the base of the front slope as a chink of daylight is visible in the roof space. In the short term, the slating should be overhauled to ensure that any defective slates are replaced with sound matching slates. Occasional maintenance will be required in the future if slates slip from their positions.
Painting airbricks is a cosmetic mistake many home owners make as it affects the properties ventilation.

It is recommend that painted over airbricks are replaced with terra cotta airbricks and additional airbricks inserted to maximise airflow through the cellar as this will help to reduce humidity and the risk of fungal attack to the ground floor timbers.

SurreySurrey is located in the south east of England and is well known for its high property prices and leafy areas. Guildford is the county town, however Surrey County Council can be found just up the A3 in the neighbouring town Kingston Upon Thames. It was in Dorking in Surrey at the White Horse where Charles Dickens wrote much of his Pickwick Papers and apparently based many of the characters on local people

The University of Surrey can be found in Guildford, however Surrey also hosts the Royal Holloway University of London (Egham), University of Law & Kingston University. HG Wells, writer of War of the Worlds, lived at Horsell Common in Woking in Surrey when he wrote the book and this is where, in the book, the Martians first land on Earth.

Home Buyers Survey - What does it cover?

A Home Buyers Survey is completed by a qualified RICS surveyor and delivers a visual inspection of the property in Egham and the surrounding garden. The aim of the survey, whether a Building Survey (which used to be known as a Full Structural Survey) or a HomeBuyers Report, is to identify potential risks or defects that you may not know are there such as cracks or damage to the structure of the property, subsidence, damp and infestations.

NB If you're a first time buyer, you might wish to click on What is a House Survey to find out more, including what happens during the inspection.

If the Home Buyers Survey flags up any of these defects then our surveyor explains what you need to do to get further advice on how to investigate them and get It resolved.

If you are concerned about your property in Egham has subsidence, or any other defects then you MUST get a Home Buyers Survey as the costs for repairing the defects can run into thousands of pounds. If you can identify the defect before you purchase then you can get quotes for fixing it and either share the costs with the seller, or, in worst case examples, choose not to proceed.

You can find a local RICS surveyor by using the search at the bottom RHS of this page.

Is asbestos testing included in my survey? Is the removal cost also quoted?

No, what the surveyor will do is let you know within the report that there are signs of asbestos based on their visual inspection and of the property's general style and age. If there are suspicions of asbestos you would be advised to get an asbestos specialist to test the grade of the asbestos within the property.

We have asbestos surveyors covering Egham and they are all qualified to British Occupational Hygiene Society P402 and some to S301 Standards. All samples are analysed in a UKAS accredited laboratory. At the end of the process you will know what level of asbestos is present and what it will cost for you or the vendor to remove it.

Read more about asbestos here.
