A Home Buyer Survey - What does it cover?

A RICS Home Buyers Survey is a visual inspection of the grounds and the internal/external structure of the property and identifies defects such as cracks or damage to the structure of the property, subsidence, damp and infestations.

Some of these defects you may not even see or know what to look for which makes getting a homebuyers survey, whether a Building Survey (which used to be known as a Full Structural Survey) or a HomeBuyers Report, if you are thinking of buying a property in Letchworth incredibly important.

Subsidence Inspection

The surveyor will look for signs of subsidence within the property paying special attention to signs of cracking internally and to the external walls. As a rule, if you can fit the width of a 50p into a crack in a wall, it could be a sign of subsidence. Our surveyors will flag in their reports if they feel you need to instruct a structural engineer to review a crack further.

Damp Testing

There are numerous reasons why a property can be affected by damp. The Surveyor will take samples in the property using a damp meter and assess the condition of the property to provide a report on whether they feel the property is affected by damp. Further investigations maybe suggested including getting a damp and timber specialist.

Identify Infestations

Woodworm, mice, rats and ants are infestations that your don't want in your home. Your surveyor will look for visible signs of mouse droppings, damage to floor boards (when visible) and damage to wiring, carpets or skirting boards

Asbestos

Prior to its banned use, asbestos was a commonly used building material, particularly as part of cement products, floor tiles and roofing shingles. Asbestos was used for its durability and resistance to heat and is commonly found in artex ceilings, garage roofing and chimney stacks. Your surveyor will confirm if they suspect any materials in the property have asbestos and if so, suggest getting an asbestos surveyor to intrusively taking samples of the asbestos to confirm the type.

If you're buying a home in Letchworth which shows the signs of damp, or any other defects then you MUST get a Home Buyers Survey.

Survey tips for properties in Letchworth


Letchworth, or Letchworth Garden City, is a Hertfordshire town and one of the world's first new towns and the first garden city. Its parish church of St Mary the Virgin was built in the 12th or 13th Century and it was a very small parish right up to the beginning of the 20th century.

A railway station opened in 1903 in the vicinity and housing in the town increased. The dwellings built from 1903 up to the 1930s were generally designed in Arts & Crafts style and consisted of well-built detached, semi-detached and terrace properties.

To the north of the town The Grange began construction in 1947 and to the south east Jackmans was built from 1961. These were council / municipal housing estates with many residents originally coming from the London overspill. Two more prosperous (and private) estates – Lordship and Manor Park – were built from in 1971 to the south west.

Smaller areas of in-fill housing also appeared in the 1990s, particularly on land adjacent to Jackmans Estate on the sites of a former creamery and the Willian Secondary School.

There has been a number of new developments of late, including Madden Gardens in Blackhorse Road and Fairfield Gardens (houses and apartments).

There are a number of independent schools in the area, including, for example, Haileybury (Turnford), St George's Harpenden, Haberdasher's Aske's (Elstree) and Berkhamsted.

For random facts; St Alban, who gave his name to the city in the county, was the earliest British saint - he was reputed to have been beheaded where the cathedral now stands; also Sele Mill near Hertford was the site of the first paper mill in Britain, established about 1488.

How long do I have to wait for my survey?

When you instruct Sam Conveyancing to complete a survey on a property you will receive an email from us stating all the information that you need to know about your survey.

Once our surveyor has completed the survey at the property they will call you when they are back in their office between 4pm-6pm on the same the day to inform you if they found any defects at the property.

The surveyor will then type up the report and email it directly to you 5 working days later. However, If following the survey the surveyor feels the report is going to take longer to produce than the normal time frame, due to the amount of detail required, then they’ll advise you of when the survey report will be made available to you.
